I would like to have some input from the realtors about the Millstone Subdivision currently being constructed by Jeff Benton Homes..

Do you believe this property has future price appreciation potential?

Do you believe it will rapidly sell out in today's market and economic conditions?

Given recent Federal Reserve activity, what is your opinion of where mortgage interest rates (driven by the 10yr Federal Reserve Note Interest Rate) will be in 30-60 days?

Jeff Benton is a good builder, but I just don't see him being able to compete with Ken McDaniel, and he is going to be building a comparably priced product.
There is nothing "negative" about that area as to be a detriment...the new Mill Road Elementary is quite impressive too.
I think mortgage rates are going to continue to fluctuate between 4.75-5.25. The thing about interest rates is not what the Fed does, but how the markets react to what the Fed does. There was a great thread about this not too long ago.
Bottom line, none of us have a crystal ball...I wish I did!

I am not a Realtor, but live near there. I would say that when the subdivision is completed, it will have great resale. The location is prime next to the school, the greenway and proximity to the Research Park and Redstone Arsenal. Also, Balch will eventually be extended down to the airport right there and will include access to the new Wann Spring mega retail development. In the short term, we are dealing with a slow housing market and any short-term resale would be competing with new spec homes for sale in the same neighborhood.

I am also interesed in Millstone. My concern is noise from airport. Is Millstone lined up directly with runway or is it offset enough to be quiet?

It appears to be about a half mile inside the outer FAA marker and in line with the eastern runway. We live just north of the FAA marker and only really hear the airplane noise when the C5s are practicing landings with one engine out and the other 3 reved up. Only when the weather is bad, do airplanes line up this far out. Otherwise they tend to come in on a turn much sooner than where Millstone is. You will know the planes are there when you are mowing your grass if they happen to be flying over your house. Certainly, they are not going to wake you up in the middle of the night or anything like they experience in Ashburn outside of Dulles Airport in Virginia. Recommend going out there one day and just look up and see what you see.

We lived off of Mill Rd a couple of years ago. Yes, I think you need to go out and watch the C5s particularly on a Friday afternoon. There were times I could not sit out in the yard because they were so low and loud. Even scared our cat inside the house. The house would shake. Now on the other hand, we had neighbors who loved it all. He was a pilot. So it is what you are comfortable with. But you need to know that they can be very loud and so low sometimes that I could see details easily on the plane. When we sold we also had to disclose the plane/noise activity. Every one asked us about it. Again, it was a personal thing. Just remember you are near the airport and there will be activity. It was there first.
