Also, I was born and raised in Reseda, Ca. and my family still lives in the valley with my mom currently living in Canoga Park. Thanks for your time.

I live in Huntsville and pay property taxes of 0.58% compared to over 1% in Los Angeles County or Ventura County.
I grew up in Canoga Park, at Saticoy and Fallbrook.
I don't know anything about Cornith. I've only been in Huntsville since last August.
Electricity in Huntsville is around 1/3 of LADWP or SCE; we pay about $0.09/kilowatt hour compared to the tiered rates in LA of like $0.15 to $0.25 per kWh. However, electricity is the main energy source in Huntsville including electric dryers and electric water heaters, even electric heat to supplement heat pumps.

Corinth is a very nice small town, surrounded by a lot of farmland. Plenty of friendly people, some history since it was close to Shiloh and a major stop for both armies. There is some local industry. It is a good bit smaller than the Florence-Sheffield-Tuscumbia-Muscle Shoals area. Pickwick Lake is nearby, and Memphis is 2 hours or so west. Lots of truck traffic since it is between Memphis and Huntsville.

You might want to inquire in the Mississippi forum for more details.
