Question Please Rank these apartments for new HSV residents! Thanks!

Hi All,

For the info requested on a previous post ( mid 20's moving) and for my purposes I have collected a list of apt complexes I am looking at. I will list the ones I have talked to and am scheduling look throughs with, if you have any info positive or negative about these complexes please, please post!

If you have an adtl one that you think should be recommended please post it, as long as it meets the requirements, $700 and under, 42 Lb pets accepted and decent commute to Bridge St.

Note:
All of the places below numbered 1-6 had at least 3 star reviews online and accepted pets and are in the $600-700 price range 1-2 bdrs


1- Vintage at Madison crossing

2-Waverly Place at Madison

3-Mountain View NOW Sterling Ridge

4-Weston Ranch Apts

5-Colonial Grand

I have not talked to these two yet

6- Royal Pines (seemed like an old...er people place)

& Monte Sano Terrace ( HORRIBLE reviews on line)

I have never actually toured all of those. But I have toured the Vintage and it was nice. It is very close to Bridgestreet.

My wife and I stayed @ Sunlake Apartments on Zierdt while building our house. The amount of space you get for the price is pretty good there, and they've remodeled all of them. It had a lot of bad reviews about the management, but I did not see that at all. The management was always really friendly with us and were flexible with our home closing schedule. I will say that the fitness center there was unimpressive. They had two broken treadmills, and a halfway broken weight machine. (They also had free weights and an elliptical, which worked).

Unfortunately, I will say there were a lot of annoying kids (and 20-somethings who still act like kids) that would go through the parking lot with their car window down playing music too loud every now and then.

Do you work at Bridge Street?

There's an apt complex in walking distance (if you venture to cross the very busy Madison Pike-there 's a five-lane bridge with just a gymnastics beam-width "sidewalk", it's daunting but I've seen more and more people walking that way). It's a shame the city hasn't taken more steps to widen and add real sidewalks to that stretch of bridge. Local residents could use the Research Park walk trails-I see lots of people running during lunch, probably employees. The complex is close to Royal Pines. Sherwood neighborhood pool is another walk down th the road. I visited the "model" and it was okay. Price wise and location fits, seems quiet and safe, not sure about pet policy.

BSC is the blob of red dirt on the map (under contruction at the time photo taken).Research Park Blvd cannot be crossed on foot, runs under the Madison Pike bridge (on the map). Had I been 20 something, no kids, and worked in CRP (SAIC, Northrop, BAE, just to name a few in walking distance), I would have moved in here just for the location. Target shopping is probably 3 miles away.

I'd also suggest contacting the police for a safety record check (including the neighboring areas).

Also close to BSC/CRP is the complex on Rime Village (just behind the Target). Cannot say anything personally about rates, pets, safety etc. just that it is there if you want to visit.

I don't work there yet, I wont be down until the end of this month for a week of training and apartment hunting. Then I am back for 3 weeks then I move. Its crazy! But while I am down there I will attempt to walk during lunch. I mean is any thing as scary as driving in DC?

CRP has lots of walkways, paved, elevated and away from the roadway. Speed limit is 35-45 so no worries being hit by crazy traffic. CRP is not yet built out, so there's still breathing room for both cars on the road and pedestrians. They actually planned CRP out, sidewalks, future growth, seems ok now, Old Mad Pike gets busy because it connects Madison to CRP, and Arsenal gate 9, and also brings Hsv workers via 565. The bottleneck is that bridge at rush hours (morning, lunch too, evening)

You might also consider Highland Pointe and the new Watercress Green. Both are on Jeff just north of 72. We lived at Highland Pointe for about 2 years. They were nice. Watercress Green is brand new and look really nice from the outside.

I don't know exactly how I'd rank the top 3 individually, but if I were you, I'd only seriously consider the following three: Vintage at Madison Crossing, Weston Ranch, and Colonial Grand. I'd eliminate all the others on your list. Which one of the three above would suit your needs best probably depends on where you will be working, which school/school system you prefer, ease of access to restaurants/grocery stores, etc. Those three complexes are newer (certainly the first two) and all three are nicer than any of the others on your list. The Vintage complex is probably nearest to Bridge Street but is in a somewhat bad spot for commuting during rush hour traffic.

Not sue if you are aware: Colonial Grand has two locations: CG at MAdison (on Madison Blvd), just before entering Madison, and CG at Edgewater (on Zierdt). CGE might be pain due to busy traffic around arsenal, but it's just a short stretch, once you are past Madison Blvd intersection it's an easy drive down Governors West to BSC.

I have tours for Colonial Grand at Madison, Weston Ranch Apts,
Sterling Ridge, Waverly place, and the Vintage set up . Sterling Ridge got a lack luster review from my Friends boyfriend who used to live there, she told me to focus on the others. I nixed Royal Pines and Monte Sano and Ashbury due to bad reviews and 30 lb dog limits and Watercress Green was out of my desired price range.
