Based on the announcement that fireworks will be at SRL this year, I'm betting it's a park, and that's where the fireworks will be.

Parks don't usually include foundations or structures other than shelters. I'm pretty sure I saw a foundation when I was messing around over there the other day. And if you quote a recent post from Idahoing, he said
It's an "interesting business". I wouldn't doubt if we see a bunch of grass planted in the vicinity for the fireworks though

I found a different layout to JHJ than the original. There is a 50k sf grocery store, a 20k sf pharmacy, 2 hotels and a lot of restaurants. None of that is large enough for Costco. I still think there are not near enough residences in the area for them to build there. I can however see them finding another property north of exit 116 along the freeway. Possibly by Camping World or even rebuilding at the former Ernst. I strongly get the idea they want the largest population center within x amount of miles. If the land owner would ever sell the property an ideal spot would be south of Home Depot (maybe too close to Sam's)

I'm excited to see the JHJ plans call for a gas station and C-store. Hopefully a large Maverik -- and get rid of the tiny one at the corner of Sunnyside/Yellowstone.

Sunnyside, as a major thoroughfare, is seriously lacking in the gas station department

50k sq ft is a pretty good sized grocery store. The new Broulims in Ammon is right at 60k sq ft. Must be one of the major chains going in there at JHJ. Fred Meyer?

If you're going off of square footage, this is what I would think could happen in no particular order.

Smith's
Albertsons
Broulims
Rosauers

The area is going to be prime time very soon. I can see any of these chains taking a chance on that location.

Yeah, I don't see Broulims building a second this fast in IF and Albertsons is pretty saturated and they are all newly remodeled. My bet would be on Kroger...they are popular and they don't have anything on that side of town.
