I'm going to help my pal develope some property in Filer for residential housing. Anyone have any advice RE Filer Planning and Zoning or have any exerience there?

I live in Twin Falls and am very familiar with the Filer area, as well as the real estate climate around here. Anything in particular you want to know?

Maybe just brief me on the current market for buildable lots, and average cost per new home there, that would be a great start, Thanx! Greg

No lots available on the market currently. Builders buy them all and hold. If you had soime good marketable lots, Iwould say they would go for around $40,000 or maybe slightly more. Average cost of entry level homes in Filer would be around $135,000 if you could find them, most run above $155,000. Cost to build is running around $60-$65 per sq ft with out lot. Hope this helps....

Thanx! I am a Realtor and have a pal in Filer with 38 acres we are planning on doing a subdivision on. Was hoping for around 40,000 per lot. Thanx again! Greg
