Is caldwell that Bad? (Boise, Nampa: credit, landscaping, houses)

We got lots of new schools! We also got a new YMCA. Best thing to happen to Caldwell. I think the "bad" area of Caldwell will clean itself up in time and will be historical.

Thanks for all the info. I was concerned about the area but it sounds like it's okay and is getting better. Sounds like it is in the middle of outgrowing it's reputation. i agree many people with good credit are homeowners. I expect to get fringe people that are decent , just not the cream of the crop. I have a rental in california that is in a lower middle class neighborhood. The guy i rented it too has been great so far, Pays rent early every month and had an 830 credit score and has rented for the last 10 years. So while difficult, a decent renter is not impossible.
As far as loopholes and everything being on the renter's side, you haven't seen anything till you see landlording in cali.

you think Caldwell , is bad no its what u might have experinced i have lived here all my life was born and raised here and yeah, i love it it depends where you live but its very much save. yeah, i think it has gotten bad only because people have come from Cali and make it bad teenagers now think they are all muture but really they are not you can't show fear then you will be scared and think caldwll, is bad. cali is where all the gangs came from and mexico people they should stay in cali or back to mexico . they are not any good.
yeah, i live in west valley and i own home, mind you bussness no problems.

Sheesh! I wish my family had YOU for a landlord. We lived in an apartment in a nice area of Hollywood for 15 years. And now we live in Sherman Oaks - been there for 8 years.

Always paid the rent early, we're a quiet family, we don't do drugs, or drink and all we EVER got from landlords was incredible grief! We always have to BEG to get something fixed, I have to "threaten" to fix it myself and take it off the rent, in order for something to be fixed.

Last summer, our air conditioning broke and we were sweltering in 110 degree heat. It was horrid. We went over a month with no AC - and our landlord didn't give a da*n about it. I had to 1) write a letter of intention to fix it and take the cost off the rent 2) call the health department 3) threaten to sue

The winter before that - he had no hot water for 4 months - same horror applied.

We live in a pretty upscale neighborhood and we pay almost 2K a month in rent and you would think that at the very LEAST our needs would be met since neither of these problems was our fault!!

And you have to remember that Caldwell is currently building one of the best skate parks in the state.

I haven't heard about that. Where is it being built and when will it be completed? I know that Eagle in Ada County will have the best place for cyclists in the US where currently it has only a skate park and hiking trails.

I forgot about the skate park! Near 20 26 and 84. The Sky Ranch, Sky Veiw, Sky Somethin. You can still get a huge house for $50 sqFt. We looked at a 3500 sqft home right across from the new development. $187000. Cookie cutter home. Nice though. Glad we now have Costco! We have Target, Bed Bath & whatever. Olive Garden soon. MMMMM. No need to drive to Boise from Caldwell.

Car got looked through by a theif. Glad I didnt lock the car at work. They went through the glove box, and center thingy. Guess they don't like classical music! The Mexican restuante next door was not so lucky. They broke the poor guys window and took his whole CD music collection. That's why I dont keep goods in my car. A few CDs are cheaper than a window.
It's that time of year I guess.

I feel for you. there are bad apples in both landlords and renters. I spent a ton of money redoing all my houses so they are in good shape. new roofs, windows, paint, carpet, tile, linoleum, appliances, garage doors, light fixtures etc. I only want the tenants to treat me like they would like to be treated. If someting need attention I am usually on it within a day or so if it crucial like plumbing, heater, etc. Minor things i'm there usually by the weekend to take a look myself. if a tenant want to improve the place ie landscaping i will usaully approve of it and pay for materials.

amazingly my tenant with the hi credit score left his old place of 10 years beacuase the landlord would fix the sink. This tenant has been great and his last landlord was an idiot not to fix the sink. Not only did it need to be done anyways, but he lost a great tenant.
I really hope that karma thing plays out.
