I think you should plan on pulling it off the market for a year or two. The market sucks right now and probably won't get better very soon. California's market is even worse. It took me seven months to sell mine awhile ago and I concider myself lucky. (That means there will be no more "rich" Cali's coming to buy properties because they can't sell the one they are in)
Two of my neighbors put theirs for sale just as I was leaving in August and did not have more than a couple of lookers. One took theirs off the market, the other lowered his price another 10%... it is still for sale.
I think you should call the bank and re negotiate your loan. THEY WILL LISTEN. They don't want your house.
You are very young and actually lucky to be a home owner, so concider the tax breaks of staying put and ride this out.
Good luck!
TTFN, C.C.

It's priced too low and that's why it won't sell. Makes sense. Raise the price and see how that goes.

jimg1126: sounds like you are a little bitter, have you been burned by the real estate game? Been there, done that or just upset you can't afford anything?

Folks, you can disagree, but keep it civil. Thread has been cleaned up. Please reign in your ire before it hits your keyboard...

Despite your latent sarcasm, I have seen this work. That's not to say that it's the right approach for the sale of the OP's home, but the idea isn't nearly as ludicrous as you insinuate.

That is true. Half the fun of buying anything is negotiating over the price. I would leave room to knock some off, so the buyer feels they really accomplished something in the negotiations. I know i'm guilty of buying properties that were too good of a deal to pass up(whether they were or not). A friend of mine actually taught his little girl to call me uncle jew. I don't know if that is good or bad?

Would it be against forum rules for the OP to post a few pics of his house? I'm curious to see what it looks like.

Pics can be posted. An OP may share limited personal data of their own volition to the degree that they feel comfortable, although I'd suggest not disclosing street addresses as a rule.

I think it will take a lot of sacrifice on your part to save yourself from financial ruin. If I were you I would try to sell it on an owner carry contract or a rent to own deal. Move into a camper van or cheap ratty trailer and rent that hog of a house out just to stop the bleeding. It might just be that you need to get creative, maybe get some professional real estate counseling. Post on the City-Data "House" or even better the "Real Estate Professionals" board here on City-Data.

I know this will not sell your house but I was wondering why a 25 year old person would need a house that big and expensive to live in? When I was 25 that would be the last thing I would have wanted. I guess times change. Good Luck, I hope it all works out for you.
