As I'm investigating real estate in Coeur d'Alene and Hayden, I stumbled upon one realty web site that has an interactive map where as you hover your mouse over a neighborhood, it displays the percentage of owner occupied homes and the percentage of rental homes.

Specifically for the Rathdrum Prairie, (and I guess it goes for most places), what is a desirable ratio for a place where you would want spend your retirement years?

No knock on renters. We were all there sometime in our lives. However, we also know that some renters will not, or can not, invest financial resources in the upkeep and appearance of their home/neighborhood. That is the landlords responsibility, and sometimes they are not as responsive as someone in an owner occupied home.

The ratios I've seen on the Rathdrum Prairie range from 96%/4% in fairly expensive/upscale areas, (i.e., Dalton Gardens, east shore of Avondale Lake), to as low as 23%/77%, (south of I-90 and west of 95 - south of the hospital).

The website your looking at is garbage. It doesnt take into account people with multiple address, trust accounts, po box's, it only matches the owners name with the address.

In my experience as a homeowner in Hayden, the condition of the neighborhood itself matters more than the statistic of owner-occupied/renter-occupied homes, and it even varies a lot from street to street. You're probably going to have to drive through the desired area, rather than rely on a website.

Our home was in a largely renter-occupied neighborhood most people maintained their homes well. Our street had a lot of family rentals with the occasional person who didn't mow their lawn, one street to the east there were a lot of retirees with nicely maintained properties and property improvements, and one street to the west there were several people who had vehicle graveyards on their property and so many vehicles parked along the street that it was obvious they really needed a shop and acreage. Sometimes I would walk through nearby developments such as Sunshine Meadows, which is known to have a lot of renters, and find myself a shocked by the condition of some of the homes. Even Strawberry Fields, a large development in Hayden, has nicely and poorly maintained areas.

I have two rentals, one in California and one in Oregon. Had a problem when we first got started. Now its been smooth. I lived in both houses and keep in touch with the neighbors. No complaints about the renters.

Not sure I would say that a dirt bag owner is any better than a renter. That's just me. I have seen a lot of dumps that were owner occupied.
