Question Best Links?

I found this thread tonight. I hadn't seen it before. I was just wondering what links any might have to show more of the area around Sage Lakes Golf Course?

It's north of Idaho Falls, near the river, for those who may be confused.

cleosmom, I still draw a blank about which subdivision did flood. I know it was a mess for a while. I wonder if a check through KIFI-TV 8 or KIDK using the neighbor flooding would yield which neighborhood it was?

I know it had to be fixed by the developer, but still I think people who may be looking to buy homes in that particular subdivision should know there was flood in 2006.

Just to be clear, that subdivision was on the south side of town.

And in a year, who knows what new developments we'll be talking about?

Maybe there should be a new thread for the proposed 700-2,000 homes around the Idaho Falls Country Club (www.IFCountryClub.com)? (broken link) How many cars/daily can one road handle? Maybe the out-of-state developers would like to read local feedback, let alone the questions of people considering moving to Idaho Falls, especially as it was my understanding that at least a few in that Park City/Provo development group were planning to move into the development. Of course, I might be wrong, about who would live in that development, which is why it would be GREAT if those who want to develop the area would comment here. Anyway, I look for a thread about this before too many more months.

But, more exciting to me, are the possibilities of housing that Snake River Landing (Snake River Landing) will offer downtown probably within a year, and if Taylor's Crossing completes their signature development, Taylor's Crossing on the River (www.tarylorscrossing.com (broken link)) will ever build what they committed to build, there would be so many different housing options to discuss.

A 13 story condo on the river is absolutely a new choice in living for people moving to Idaho Falls. I'm one who greatly believes in what the Walker Brothers and McNeil have offered via Taylor's Crossing. And even though one person out-of-state, who is consulting on the gardens to go at TCOR keeps reassuring me not to give up, I do become concerned the reason TCOR has never been finished on time is because the $ got diverted into the Washington County, UT (St. George) area development.

I think the Walkers are committed to Idaho Falls and all they said they would deliver. I just wonder about the high costs of the the thousands of acres McNeil bought in southern UT and the turn around time until the cash flow is such that all of the great buildings to be built in Idaho Falls will be. I won't be surprised if other developments build some of them.

And just to be perfectly clear, some people think all the land between I-15 - Snake River, south of Broadway and North of Pancheri is Taylor's Crossing. That isn't correct.

Renassiance Partners owns the whole development, of which Taylor's Crossing on the River is one. There is a small area, about 37 acres, owned by KATSAP, LLC of Seattle, along with Kirk Hansen, Conrad and Bischoof etc. that are partners in Renassiance.

To the average person it probably doesn't matter that Starbucks and Ruby River are in Renassiance, not Taylor's Crossing or Snake River's Landing, as they are so close. However, to developers and those perhaps wishing to open a business or live in the new urbanism design, those "small details" are huge.

What is happening with Victorian Village now? Someone asked me that within the past month and I am not up-to-date as I probably should be.

It's great to have choice. It will be better when our choices can FINALLY include the lofts, condos and other homes in Snake River Landing and the 13 story tower of condos in Taylor's Crossing on the River.

And don't forget the Outlet Mall, at Sunnyside Exit. Activity is starting to happen there. Housing apparently has all sorts of options. I haven't seen anything official, so I don't can't say for sure. But, it appears that those who might want to live on the west side looking at the east for their views, and drive across Sunnyside to work near the Grand Teton Mall, EIRMC, Mtn. View, or all the new businesses in Chantilly Park etc., it may be quicker to drive from the west to east than from some areas of Ammon to Idaho Falls.

It should be an exciting year as I think The Super Toyota Dealership is ready to start building on their property at the Snake River Exit. Plans for the other developments will probably be made much more public when that Toyota starts to build. I know Land Rover is watching Idaho Falls closely, as are other companies. Whether Land Rover would locate close to Toyota or on the other side of Sunnyside, I don't know. But, I do know Land Rover in Idaho Falls is more than ideal chit chat.

Default more on IF neighborhoods

this is a great thread. my family is almost certain to be moving in the winter and are coming out for a hopefully house hunting tour in december. Have not settled on a good realtor yet, so if anyone has anyone they strongly recommend please pm me. We tend to favor older houses, I like 70s style ranch and we like craftsman houses as well, so have been looking a bit at the numbered streets(which i gather is safer than the lettered streets?) or rose nielsen, we havebeen out on one trip already but spent most of our time in ammon and didn't get to see much else.

we also have struggled a bit on the school issue, as i have heard from multiple sources that district 93 is "better" but as our son won't be going to school for 3+ years we decided to just look for a neighborhood and housse that we like and first see how we like living there.

we like the woodland hills subdivision more ouut of the ones we looked at, but overall weree looking for something a little different. my husband is the handiest person i have ever known and so we are not afraid of somewhat of a fixer-upper.

look forward to swapping ideas with some of you other future transplants. i have found all of the people on this site to be very helpful and kind.

anyone know anythign about the tautphas park area?

Sav,

Both Rose Nielson and Tautphaus Park areas are great areas. Older homes on 12Th-19th street, near Tautphaus are great. Lots of people have down amazing things in that area. I just don't know how many are for sale. But, it only takes one. Some are very much what you like in homes. And they absolutely are not cookie cutters.

You will run into streets with names directly east of Tautphaus Park, instead of the higher numbered streets. That is because Sacred Heart Hospital, which become Community Hospital, then one of the 2 I.F. consolidated hospitals was there. So the street numbers stop and Hartert etc. start. Nice neighborhoods that have lots of trees and developed.

Just across Sunnyside, by Tautphause, is one of the most upscale new developments, in Stonebrook.

Rose Nielson was the first subdivision to really start to put some of the "extras" into houses. Those are good neighborhoods.

BTW - just to finish the above story, our neighboring state in the south, UT, has a dominant health care chain named IHC. They attempted to move into Idaho Falls, well actually they did briefly. But, fortunately, the medical community started looking and HCA was willing to come in. At the risk of offending those who love IHC, which is NOT my favorite health system for sooooooooo many reasons, I'm so glad HCA came into Idaho Falls.

Some people have never had to deal with IHC, so they feel HCA can be heavy handed. I understand if they haven't met a hospital chain that puts RNS in pools then sends them home mid-shift, understaffs, and has recently done other things I can't write about here. But some day when some complain about HCA - EIRMC and St. Mark's in SLC are sister hospitals and indeed share some specialists. I just wish some could have the opportunity of experiencing IHC either as an employee or patient (or both).

So back to Idaho Falls neighborhoods, that is why there is a "gap" between something like 20th or 21st street by Tautphause and Hartert etc. in the Gustafson (spelling?) Neighborhood.

It's the LOW numbered streets, as well as Bel Aire you want to avoid. There is also open land and new homes on the west side of town. The house on Bellin road selling for $10,000,000.00 is a little steep, but has some acreage. But, others are far more reasonable.

I do hope someone can remember which subdivision flooded last year. I want to say it was in Ammon - I'm 90% certain of that, but draw a blank on the name. I hope someone can help us at here as both cleosmom and I appear to have the same problem. So many new subdivisions in such a short time with relatively similar names, I don't want to name the wrong one.

Do look at the houses between 17th Street and Sunnyside. There are some cool ones that you might really like.

Good luck in the house hunting (and maybe you can ski when you come to house hunt). The annual Ski Swap just happened this last weekend. You can learn more about The Idaho Falls Ski Club at: Idaho Falls Ski Club!. I hope that helps!

MSR

P.S. You might want to search, with the search feature, for prior Idaho Falls-Ammon threads. Maybe new ones will be written soon, but Ammon is in for some big changes. Some people don't realize, both how rapidly D#93 is growing and that Ammon basically has limited infrastructure. District #93 will have built 4 new elementary schools in 3 years. They are out of room and are just now addressing the fact those kids will need Jr. High and High School, so many more schools are on the horizon for D#93. It's hard to say that a certain neighborhood in the boundaries of even one high school now will be in 2 years.

Also, from the elections from last week added 2 more Ammon City Council members were added. One promises that Ammon is going to have to get their own infrastructure instead of always relying upon Idaho Falls.

It would be good to hear the views of others and I know others have posted on previous threads about Ammon vs. Idaho Falls. Different people have different needs and what is most important for them. Some very articulate people have written in earlier threads (check at least back to May, but probably earlier).

A lot to digest, I know. But better to ask now that wish you would have asked.
