Many of the problems being discussed here would be avoided by hiring a design professional to do your plans. Builders are some of the worst home designers IMO. They design what they are comfortable building and rarely consider anything else.

Many builders know only a part of the process, and nothing at all about siting or design. Couple that with a customer who picks a house plan from a magazine, or the net, or simply is willing to choose from plans the builder supplies, and you get houses unsuited for the location and uncomfortable to the inhabitants. My least favorite customers are those with no idea about what they want- or those who know exactly what they want. I like the ones that have an idea what they want, at least enough to tell me how they live, but trust me to help them build something that will fit them. Had one customer who wanted no windows, thought they were simply a hole in the wall for burglars and cold to enter. Wanted to put expensive tvs in place of windows so he could set the view to whatever he wanted. He was not pleased when I informed him that the structure had to have windows, or a bunch of exterior doors! He wound up going with someone else. Made my day.
