Hi Elise, Coming from Hawaii, I am assuming a $300-$400K price tag will not scare you. If so, you can find houses in some really nice parts of CDA and Hayden, properties that will not become unmanageable as you get older. For $700K-$800K, you can get a decent place on Hayden Lake--a good 10-20% down from a year ago. Very nice condos in CDA for $400K, if they are appealing to you.

SP to Post Falls: not very conducive to home care of the elderly, but for $400K-$500K, you can get a really nice house or some decent acreage in SP. And for $200K-$300K, there are a number of nice places.

Outside of Sandpoint, I have spent five winters in every cold areas. The bottom line is that if you are properly dressed, your house is solid and you took the time to educate yourself on how to make your life comfortable, you WILL be comfortable. I would say that advice is good up untuil -10*F the extent of my experience at being active in a cold climate. When younger and when temps dipped to -25*F, I would admit being out of element. But now I just take a few extra steps and precautions and go with the flow rather than try and replicate a foreign environment. At -25*F, I listen to nature and appreciate the humility it brings.
