Hey guys, hope I didn't sound so harsh. It is tough out there for me and I have to fight the realtor stigmatism all the time and it gets old. It's hard to be judged all the time even when you're out there doing all the right things. I just had to put a little perspective on what its like to deal with the clients and sometimes they can be just as horrid as some of the realtors. Oh if only we could all be so perfect, ha! Thanks for listening at least!

I was just going to post this. Another way I have found is just putting in the
county and state real estate and that brings up all the realtors in that area.
We went to Exit also while we were in Sandpoint and the realtor was not just showing us places in that city but, within 50 miles very helpful. Good Luck I know what you are saying about realtors but, there are still some good ones!!!

Okay, I realize this thread is WAAAY old, but I wanted to add my $.02
Wife and I just bought a 2300 sq ft split entry on 1/3 of an acre (4 bed, 3 bath)in Hayden for $228K. We got a GREAT deal, we bought it in October and the owners had already relocated to Missouri, they needed to sell. Our house just appraised for $280K. A house down the street from us on a smaller lot, 1800 sq ft 3 bed 2 bath just sold for $250K...I've been here all my life and seen the prices of houses rising and rising, and from what I've heard from realtors, there seems to be no end in sight!
Secondly, teaching jobs SUCK! My sister-in-law is in school to become a teacher and the pay is horrible, she's considering moving to the East coast...
Third, this area is notorious for hard winters. Lately, about the past 5 or so years, the winters have been mild. I'd say this past winter was one of the harshest winters we've had in awhile, and I know of a few people who went running for the hills because the winter was 'too harsh' hehe. Not to worry though, the transportation department is good about plowing, and as long as you slow down and have good tires, you'll be fine

Just a note to say that I have been researching listings in the Northern Idaho area for quite some time now and for several months I have even been getting daily email updates on the newest listings in that area. The listings I have been looking at span from Wallace clear up to Bonners Ferry. The prices are still reasonable and while you can certainly spend 300,000 - 500,000 for a home there are more then a few homes that were very nice and priced between 187,000 - 250,000. They certainly didn't look junky while I'm sure you can find them too but the ones I paid attention to looked to be very well kept and affordable.
We are nearing the time when we too will be looking for a home. I'm sure it will be Idaho to retire. We had planned on Northern Idaho but decided this year to also check out the Boise area to make sure so we will revisit Northern Idaho in this trip as well as add the Boise area to it.
I am pretty loyal to a Realtor that has done work for me even now prior to my needing one because I've been there, done that years ago so I know the joy, disappointment and means of receiving a paycheck in that field. However, having said that, if I only wanted to see properties in a specific price range and I know they exist and are decent looking properties and a Realtor only showed me rundown low end properties in run down low end neighborhoods I might very well consider changing a Realtor at that point.
I already know my comfort level should I need a mortgage and I know what I can afford and I have a pretty good idea of what's already out there by the time I physically start to look so I would expect a Realtor to show me exactly what I ask for and perhaps homes that are just a bit higher because Torre is right, you can make an offer for less and depending on the motivation of the seller you might just get it but not 100,000 less for sure.
I hope I didn't invade this thread, I just had to say something since I do have a verifiable idea of what's out there from my extensive research that is virtually up to the minute.

So, that leaves the honest ones with a harder sell/career than those who are more aggressive and unscrupulous. Did you ever watch the "reality" show about the car dealer in Las Vegas? Good guys don't sell cars.
While I agree that real estate agents are a caliber above used car salesman (as used car salesman don't have any code of ethics that they swear to), both are careers which involve COMMISSIONS. They do NOT get paid until they sell something. No sell - no money.  So this puts undue pressure on those, and as with any such circumstance; lying, cheating, aggressiveness, etc. become part of the game.
Now, I am NOT stating that you are one of those people.  You are probably the exception to the rule. But closing on a deal that will bring you $20k-$30K will make some people do evil things. That is the nature of the beast.
As a police officer friend of mine would say. Do you want to be well-liked and everyone is happy to see you? Then become a fireman and NOT a police officer.

to all the sales people out there -
I take offence to you stating your opinion to the car Salespeople, lawyers any in general that receives their hard earned money from commissions and fees when a job is complete.
There are bad people in all positions - look at the high earned CEo of major corporations - that STEAl money
i AM MY HUSBAND ARE BOTH COMISSION PEOPLE - looking to give the client what they need,, want
my husband is in furniture sales and I am a designer - my money comes when a LARGE project is complete - I am not trying to complete with any look for the $$$ only - no more than my husband just trying to sell a sofa for the $$ - we are all out there listiening to you and finding you what you want - if you get someone that shows you what you do not like- I ask it their fault - or were you clear in what you were asking for? where you clear in explaining or qualifying?
My brother has been in cars for over 30 years - and makes an honest living making sure they customer will be safe and it is what they like and can afford
HEY - WE NEED HELP FROM ALL OF YOU CONSUMERS _ BUT don't landblast us - if you are not happy after the fact

CDA is quite the pricey area now as well. There isn't much for sale between 250K-300K. Most newer homes (less then 10 years old) you will pay 300K + for. Post Falls to me is a joke because it is the prarie and people there want as much for their houses as homes in CDA. Totally outrageous!

Ummm.....I don't want to contradict your statements...but just for kicks I went to a local website and pulled up the MLS for CdA and Hayden (no other areas) and looked up houses from $200-275K, built since 1990. I got 16 pages of results (10 per page, 160 listings total).
A couple in the "just over $200K" range that I liked:
