Default The water bill has not changed!!!!!!

The sewer issue has not been taken care of, in fact the sewer fee is now $75 a month not including water usage, Candlewick newspaper and website only posts what makes them look good. I agree it is a beautiful area but the association rules do not make logical sense, they also make rules as they go, rules that are not even located in their book of rules and regulations.
I have lived here a few use but the rudness of the people in the office and the un happy faces of some the guards you have to deal with just to go home at the end of the day.

The lake is just so gorgeous! And it's so huge. So many great activities are happening. Fishing, golf, bingo, seniors, kids etc.. But the roads still remain quiet and unclogged. For families... all of these little no outlets are so great. There are so many beautiful wooded nooks and crannys.
For someone wanting to learn more about Candlewick I would suggest checking out their website Candlewick Lake Community Association - Home Page and also call the office and see if you can get ahold of the Candlewick paper. It's a great not-so-little community.

Blessings!

well the not so friendly officer you are reffering to is the chiefs mother. Once a ticket is issued no matter what it sticks. I went to fight a ticket for lawn care, there was 45 people there for the same reason. I twas when the lawns were under water due to the rain s we recieved for 30 days straight we were all fined, but what really pissed everyone off was one ticket a girl recieved in her mail box. It was for her car being double parked overnight, which I would have normally agreed to but she had reciepts and written proof her car in question was in the body shop due to an accident 3 days prior. the letter from the body shop showed pics as well as a written statement that her car was indeed in pieces. even thou her car was 22 miles from home it still stuck

I have a friend that lives with his family in cwl 4-5 yrs. and they say it sucks. Rules and rules being changed. They cant sell because there is nobody from the area that would even consider moving to cwl. The only nice thing about cwl is the guard at the entrance. If you don"t want some one to visit you the guards (The Barney"s from mayberry, the want-a-be cops) will stop them from entering, and get them if they do 1 mile an hour over the speed limit. CAUTION: Dont slide on their icy roads, you will get a ticket. You could not pay me to live in that kind of setting. I visit but I dont like to. Yes it is nice looking once inside. The people not on the lake are looked upon as lower class residents. This is just an outsider opinion who doesn't really care what anybody there thinks. Hey "D". I cant use his real name because I am afraid the ASS-o-c-ation might punish him and his family for my comments.

Let see....Where should I start. My car broke down so decided to go to the office like the good homeowner and told them my car broke down so the car I was using was a loaner from a person on my guest list....Well I thought I was doing the right thing.....Of course not according to the association which then came up with a new rule...."imagine that" guest passes are not manditory according to the CWLA by laws it is an option to make it easier for your guests. But since this was a loaner vehicle they came up with a new rule...manditory loaner vehicle pass $10 per month or $30 per year. I bought the pass to save face but of course not without a argument.
A C-pass is suppose to be purchase by the homeowner for the vehicles register to the homeowner and their address. Then after the pass, we recieved a ticket for sliding throught the stop sign right at the front gate...Mind you these roads are never salted or plowed properly, they told me it had nothing to do with sliding it had to do with stopping, we were going no more than 5 miles per hour and put our breaks on just before the stop sign and slid, they won't show the tape that would show this and the person at the review did not see this tape either then they asked if my pass was ever shut off and I said the pass was just purchased on the vehicle, then they proceeded to give the times we checked in at the gate....Tell me what does this have to do with the ticket issued. That ticket is pending and will be notified of their decision in 5 days...But the rec center parking lot that day of the review was perfectly plowed and salted....amazing!!!!!
Then in the same 2 week period recieved another ticket, for the car that was not running, mind you ,not an eyesore, but taken care but not running was in my drive way and the ticket stated the vehicle needed to be in the garage or removed within 14 days, derelic vehicle with flat tire.
or the fine would be $150....crazy I tell you because this car has been in and out of the garage since july but the plates expired and due to the vehicle not in running condition was not updated.
So since I refuse to give CWLA any more money the car has been removed from the premises.
So you tell me after going into the office as the good homeowner it stemed all of these tickets, otherwise I have lived here 3 years and never had a ticket. This is a great scam!!!!!
The unprofessionalism in the front office and the association just kills me, do they realize that this is the first impression people have when they move here. Changes need to be made and it needs to start within, not with the homeowners, maybe the homeowners would be more apt to cooporate and make this a better place if the association would start with themselves and their reputation.
Government needs to regulate what they do better and make sure homeowners have rights or they need to implement the same rules the county has and do away with what they decide to come up with each month....but remember the rules you sign to upkeep when you move in are not the same now.....if you don't sign anything that clarifies their updated rules...tell me how do they apply to the homeowners now. I don't see them making sure the homeowners have updated by laws nor do I see them having the homeowners signing the updates.

If things would make sense across the board fine....but when the gate and the association do not keep up with what the other is doing it makes them look very bad and homeowners can not take them seriously. Remember our dues keep the place running without us and our dues they are dead in the water.

The review board for tickets is a joke, the board has no clue on what is going on, they fly by the seat of their pants, they look like a bunch of fools. They have a table of people in jeans and sweatshirts, their security and a sheriff....why the sheriff?....maybe they are afraid.
all I know is I expect more professionalism than what I have encountered here at CWL.

There are ove 300 foreclosures in CWL this started prior to the economy, now people in CWL are letting their houses foreclose to get out of Candlewick they are not even fighting for their homes.
This should tell you something, this is a statement not only from me but in Boone County public records and have talked to at least 20 people that are letting their houses go due to the association, but they still do not seem to care or do anything about it.

Default The Gate!!!!

Here is a little insight at the gate.....they only id the person that is in the drivers seat, but not the passenger so if the person you do not want in here is not driving they can still get in.
I have someone on never allow in list but he is on a neighbors list and comes in all the time and the office tells me this is not a prison.
So tell me what is the purpose of the gate?????

The Review board says the roads are fine.....but its funny when you slide through their stop sign and they rec center parking lot is perfectly salted and you have to fight a $75 ticket who is scamming who.

If anyone is thinking of buying here...."DON'T"

Here are a few for you. Do your homework on both areas. I would for sure spend a few days visiting.Check out the areas during the weekends and during the night time hours.

I'm currently looking at a home in CWL. After reading some of the articles I seriously doubt I will make the mistake of buying there. I can't believe how anyone would say 92.00 a month for water/sewer is cheap.. sounds like a rip to me.I pay 34.00 in Rockford. Why just not make it a rental villiage? since it sounds like the board controls your every move. Let the county take over, get rid of the wasteful spending and maybe there wont be so many foreclosed homes.. I heard it was around 300.
I liked the idea of a gated community, but dont want to live in Stepford and have to deal with rentacops. I know we would battle on a regular basis. Too bad for CWL they are going to lose out on some good peolple. I have heard that the majority of residents are drywallers and hillbillies. guess I dodged a bullet on this one.
Any plans in the future to get rid of the Rentacops and the other nonsense including high association dues?

There are alot of good neighbors and I wouldn't change my neighbors for anything the association and the security is what kills this place.
they can't afford to keep the back gate open so maybe they will go broke and not be able to pay the employees. The association does not want to hear anything that the homeowners say, they just keep running this place down the tubes. I don't believe the comment about drywallers and hillibillies because alot of my neighbors are from Chicago, within the last 3 years or so...I'm a city girl that can't make any sense of what they are trying to accomplish...I still can't figure out that the first impression of this place is the office workers that dress like white trash and try to sell this place as a high society gated community. Future plans is I hope CWL goes bankrupt with all the dues on foreclosed properties they are losing.
I don't know how these people were nominated but they can't manage a role of toilet paper. I love my house an my neighbors...but If I would have known what I know today I would not have chose to move hear.
Its not the people here its the ASSociation.
