I took a drive out to CW on Saturday. I had to wait in line to get up to the gate. Once there, I told the guard that I was there to look at 2 home and just wanted to drive by. (I wasn't planning on getting out of the car because it was raining). The Guard told me no, I couldn't come in unless I was with my realtor. I told her that I wanted to stop at their office (If they had one) to talk to someone about the neighborhood, again she said no. I Looked at her and said '"This is exactly what I thought would happen and I would not be moving here if this is how they treat prospective buyers". She said " oh well" I couldn't believe what she said.
I'm a cash buyer and could write a check for any home for sale in the community. I will never ever darken their doorstep again and plan on telling anyone who asks if I know anything about CWL exactly how they operate. I feel sorry for all of the peolple who are stuck in Stepford! good luck, DONT BUY IN CWL!!!!!
Well I had just recently moved to CWL
and well I have a view things to say.
The water company is a horrid company(as I believe that any utility that provides a life needed service) should have a 24/7/365 call center not on the weekends have a answering service.
I have lived in associations before so I know what it takes to have a good or bad one. From what I see from the gated stand point that is a plus helps keep some of the not wanted crowd out. From what I hear about tickets that is wrong. I am also a law man and I can say by law that if a car has plates and updated tags it can be in my driveway and it is legal. As it is my private property.now I could understand if they would come and plow my driveway and such but they dont so they cant enforce something that is truely not there property.
The yard maintance I can understand as all associations and city and county officials have the yard maintance rules in effect. It is to help make sure your property doesn't affect other neighbors values. And also gives good sense that your community takes pride in themselves.
Our dues should include 2 c passes use of the lake and a discounted golf membership. as it is only right for the things that we paid for to be built to actually play without pay.
The rolling rent a cops/appointed people without criminal justice degrees that say they are qualified to make judgement calls on laws is not right. the tickets that I have heard of any REAL cop would know the difference between accident(sliding when the roads have ice on it) and negligence(speeding 5 to 10 over the speedlimit) and should act accordingly.
The staff in the office seems to be a hit or miss. the one who handles the registrations and such is rude doesnt explain everything when asked and just seems she is there just for her paycheck. The larger lady seems real nice even though I cant recall her name.SORRY TO HER FOR CALLING HER LARGER NEVER GOT A CHANCE TO GET YOUR NAME. The president of the association even though I have never seen him seems like he is in it for the money not the good of the community. probably because he feels that every time someone moves out them a new person moves in its an instant 20 dollars just from the cpasses and then another 900 in assc fees.
Property values should be alot higher for the type of area its in. actually about 25-30 percent higher even in this economy. This is due to the property taxes/assc fees/high water bills and the pay to have a on the lake. and everything else that should be included in the association fees.
It is a nice place for a family as it is rich in kids and things to do for kids.But on the stand point for the adult people have to ask themselves is that what are they willing to go through to have a good community to call home. Make sure you weigh all your options as with any place.
Just for clarifaction for anyone else THE WATER BILLS ARE JUST ABOUT DOUBLE OF WHAT YOU WILL FIND ELSEWARE.
But once again it is all upto you and what you want to do with your lives to the people that are moving or thinking about moving into this community. There is somethings that need to be done to make this a great place to call home. and the change of management would do wonders for every body. make everything fair and not just have people from the richer neck of the woods in control because they only care about themselves(not saying all members of the board)most of you.
In response to your posting, how do explain a ticket on vehicle that isn't mine, I'm borrowing it because my car broke down, the car is registered to my boyfriends mother that is a guest that comes in here, guests don't have to have c-passes. They expect me to register a car with the DMV in order to get a CPass, again this is not my vehicle. When I checked in at the gate I informed them of me borrowing a car and the gateguard told me not a problem and just asked that when I got my vehicle back to stop back and let them know so they could update my vehicle information.
Here is a little insight at the gate.....they only id the person that is in the drivers seat, but not the passenger so if the person you do not want in here is not driving they can still get in.
I have someone on never allow in list but he is on a neighbors list and comes in all the time and the office tells me this is not a prison.
So tell me what is the purpose of the gate?????
The Review board says the roads are fine.....but its funny when you slide through their stop sign and they rec center parking lot is perfectly salted and you have to fight a $75 ticket who is scamming who.

So what you are saying is that I find out who all your guests are I go and have them to be not allowed in CWL they cant get in. If I understand right it is only to your address. If you want them banned from CWL go to court and get a court order and hope that they did an offense that the judge will grant that to you for.

I hope that you attended the annual meeting earlier this month and voiced some of your concerns.

I'm not sure the whole situation but the office and security need to communicate, that is where the problem lies, the office does not tell the guards everything which puts the guards in tight spot.
The complaints posted on this site are homeowners that are sick and tired of rules that are not thought out completely. The stupidity is over whelming, there is not much common sense. So if someone is on your do not allow and goes to a neighbors house, they can just walk to your house, then who is responsible? That tells me the lists mean nothing.
There should be no reason to shut a homeowners guest list for any reason. They for no reason should tell you, who you can or can not have visiting your home, what time they come in or out as long as they are doing nothing wrong. We as home owners need our rights protected, where are your rights as a home owner? it went out the window with associations they are given way to much authority to do what they want. meetings here are set and canceled all the time and unless they will give each and every home owner time to voice their concerns this means more than 5 minutes. most homeowners do not get involved because they are to afraid. I would hate to see someone else move here and make the mistake of their lives.
where are the meeting agendas, Oh of course posted at the office or reck center, because everyone goest there. This should be sent to all the homeowners. Gee...why doesn't anyone show up?
sounds like your on the board, more power to your opinion thats why things have not changed, obviously you don't see what is happening around you.
The negativity on this site is to open peoples eyes, but as you can see this site date from 2006 and hasn't changed much...the reputation outside of CWL was here long before I moved in and so far everything stated is true.

I did respond to it with a little bit more details.
Good news on the water issue. if I didn't explain that. I had to call the Illinois utility commision,State police and village hall to get my water turned on because the previous people who were on my property decided to not pay there water bill and were holding ME responsible and told me to pay there debt.
I now have a federal lawsuit for the denial of basic requirements to live and being told to pay someone elses debt..
The key was I threewayed with the IL utility commision and Aqua america and i plead my case with the lady and then the commisioner finally stepped in and said your office will be having federal charges on your desk in the morning. NOT EVEN 20 MINS LATER MY WATER WAS ON. Gave me some satisfaction have law enforcement in my family.
It all relates to stand up for your self and your community and you will get things accomplished. It just takes time and persistence.
On the note of the message I received.
Words of advice our to work on change one step at a time and slowly build up.
Also on the note of the water we should voice our opinions with the town hall and they will step in and kick out aqua with enough complaints.
But things HAVE to change or property values and community values will drop or stay the same. Keep in mind the key to owning any house especially in a lake community is for values to increase as it becomes more and more desiarable.
