Oh how i would love to voice my opinion about Rockford! I have been told to behave though. Just check other threads is all i have to say...Enjoy!!!

I could not help but notice Jeff Hill's post on approximate property taxes in the Rockford area. He appears to be significantly low on his estimates.
According to the Winnebago County tax site, a Roscoe home with a fair market value of $286K has taxes of $7023 and a Rockford home with a fair market value of $264K has taxes of $8338.
Since he quoted $300K homes with much lower taxes, his figures are way too low. These figures are accurate for last years taxes.
Perhaps Mr. Hill wants it to look more attractive since he is selling real estate.

Well my guess is you are looking at homes with a little more land value.
The figures I pulled are straight out of the County office on a standard lot.
Of course the tax base will fluctuate a little depending on area, land etc....
If you are looking at a particular piece of property, ask your Realtor to look at the taxes on the neighborhood to be sure.

Do you think the seller takes the realtor commissions into consideration when setting the price on their house? When you're paying over $10,000-$15,000 in realtor commissions I'd say it affects the price of the house. If you make the realtor take a hit on the percentage of their commission, you can get the price down. The best way to do that is not a hire a realtor yourself.

Yes, I agree. The seller definitely considers the realtors commission when setting an asking price.
I think I may be able to get $105K or so for my home in the "first-time buyer" price range. Since I want to try to sell it quickly, I will start out at $99K for those who are looking for $100K and under, but if I don't sell in a couple of months and I go to a realtor, I will have to raise it to somewhere around $105K to make up for the realtors commission.
By trying to sell it myself first, I also assume that some realtor will offer me a lower than typical commission to sell it for me, if they really want the business.
Bottom line: I think I have a better chance of selling for $95K than the realtor has of selling for $102K, although both scenarios result in the same amount for me.

I agree, but ask the hicks bashing Rkfd. how much they paid for the house they are living in (if they aren't renting a trailer). For $175K and up you can find a well built house, friendly community, and successful schools. The BS being told on this thread is what is laughable.
Everybody knows that any town over 50,000 people has a "West Side" or "South Side".

Okay to be fair, yes there are nice parts of Rockford, but for the price, you could just as easily move out to Southern Roscoe, pay about the same price as you would to get the better neighborhoods in Rockford, and have more land and a better school district. Yes, we like to come and do our stuff in Rockford, but guess what, it is about the only thing that keeps Rockford running!
I've lived in Roscoe most my life, but I've also lived over off of Palm street and in those trailers across from Faith Center off of S. Main (not because I'm a hick but because my biological father was a cheapskate and wanted to be closer to his slumlord business).

Ask the person who paid $175,000 for a house in Rockford what they pay for Property Taxes. Way to much for what you get.
I do not think there is any BS on this thread.

Yeah? So where's the "west side" or "south side" in Naperville? Schaumburg? Madison? Appleton? Janesville? Green Bay? Bloomington IL? Bloomington IN? Dubuque? Saying "it happens in other places too" is a cop-out that does nothing to address the fact that Rockford has serious problems.
Meanwhile, it seems to me that most of the people bashing Rockford live in nearby towns that are doing far better than Rockford who could easily afford to live there (and maybe would even do so) if so much of it wasn't a pit with crappy schools.
