They are both good towns with great schools. I would suggest spending a weekend or longer in each town. I like the "Courthouse Square" in Monticello with all of its business around it. Like I said, they are both wonderful towns. I think the property taxes would be less in Monticello due to Piatt being a smaller county than Champaign. But check them both out well before deciding.

Why not save yourself the trouble and move to Champaign? The city has ALL you can ever ask for, all the grade schools are excellent and there is little to no commute time.

M vs M. Not a bad choice. If taxes are a concern look at the tax rate for Monticello. They have a couple of huge corporations that have listed their home offices as Monticello, although they have nothing more than a store front in town. I think the property tax rate is 2.3% for schools. The commute from either is not a big deal to Champaign. The difference is minutes 10 minutes approx. Mahomet has MJ? Yes the rumor is Micheal Jordon is purchasing a home in the area (his son goes to U of I). Mahomet is pricey compared to other near by communities. St Joe is very good. Fisher is good too. In Central Il you can find a great values in homes in some smaller towns with good schools. My pick would be Monticello between the 2.

I always thought Monticello was about a half hour commute to Champaign, so I checked MapQuest and according to them, it is 21 miles and 27 min. Mahomet, by contrast, is 15 miles and 11 min. Of course, length of commute depends on where you are going in C-U. A drive across the cities can add 10-15 min.

Monticello is not for everyone. Most of the town is filled with educated people...experienced in life and schooled. More women than men..average yearly incone about $43,000. Generally conserative with a few very liberal ladies. The school district is one of the higest ranked in Illinois. Taxes are generally low as are the water rates. City government is stable...has surplus in general fund and seems willing to spend it for the good of the residents. Rotary, Lions and Kiwanis civic clubs plus many other social, education, historical, and "people related" organization opportunities.Very competative business and service... they want to sell you and not have you go to Champaign or Decatur...both 21 miles by interstate. Small airport, fine city sponsored recreation program for all ages (expanding daily) ALLERTON PARK in the back yard. Many people leave Monticello as a new high school graduate and come back when they retire. That says a lot! Presently a surplus of houses available in a wide range of prices...new and older homes.
