Hello,
My husband and I are considering either buying a small piece of land about 1-2 acres or an older home in Galena to use as a vacation spot. I have been browsing on Realtor.com and see a house that is like 152yrs old built in 1855 on a nice little piece of land for $45,000. There is not much info about the house and we are not so concerned at this point about the actual house and how much work it would need, but I am interested in knowing what the property taxes are like there. Does anyone know how I could go about finding out what the last several years of property taxes ranged for homes in Galena. Thanks, Michelle |

Galena is located in Jo Daviess county which is known for having high property taxes because there is not much tax base in the county from industry. Also houses have gone up a lot in Galena, I can't imagine getting one for $45,000. Best to take a drive to Galena and look at house and find out what it all needs and property taxes.

Michelle, it depends on what you get. I own a B&B (over 3000SF) and I pay about $6500. I know the house you are talking about and it needs a TON of work...Please remember that 80% of the homes in the City Limits are Historic and you must get city approver before anything can be done.

Community Profiles Looks like they're $7.13/$100 AV, so by my calculations (correct me if wrong), the tax bill on a $45K house would be approx $1100, based on 33% AV. Hope I'm doing that right... You can find out for sure by asking the owner or realtor. It should also be listed on the info sheet from the MLS. |
