In unincorporated kane if you are zoned F - which many of the subdivisions are (check their zoning maps on their website), you can house any livestock on most any sized lot, as long as the housing/stabling for the livestock can be 100 feet from any residences other than your own. Even though this may cause problems for adjacent neighbors re: noise and odors, the county still allows this per zoning code.
In dupage county, you have to have 1 acre (40,000 SF) in unincorporated dupage in order to house a horse. And each addl. horse an addl. half acre. |

South of Chicago you could try Peotone, Manteno, Crete, Grant Park or Wilton Center. They're starting to build another airport near Peotone to help ease congestion at O'Hare and Midway Airports. I'm not sure of the completion date but I would bet you might find some information on the State's website.

They are not "starting to build another airport" near Peotone. It hasn't been approved yet and still isn't past the land-acquisition phase. There's a good chance it won't be built for decades and possibly never.

one of your best bets would be western kane county, especially west of il rt 47. some communities are elburn, maple park, virgil, lily lake, big rock. you could go a little further west to dekalb, sycamore, cortland, waterman, hinckley and paw paw. depending on traffic, you can make to o'hare in 1 1/2 hours! I would say sugar grove, but not much in the farmette type available. plus, land is pretty costly here.

I specialize in acreage properties in northwest Indiana. Most locations in my area are within a 60-90 minute commute to Chicago. Porter County offers some properties that would fit your description (more like 60 minute commute.) The choices are greater for the most part in LaPorte County (closer to 90 minute commute.) My husband used to commute to Chicago daily--that's why we picked the area we ended up in. I will be listing a property soon in LaPorte, IN for around $230k that is on a few acres with 3 barns and is already set up for horses.

I've got a client right now that is searching for land that works in the O'Hare area. We are looking out the I90 corridor in Marengo, Belvidere, Pingree Grove, South Elgin and even north towards Harvard and Antioch, etc but those locations are much harder to access because the routes into O'Hare are not expressways or 4 lane roads. One thing that another member touched on is that you do need to be very careful with zoning for horses. Just because the lot is over an acre or the people the seller bought from used to own horses don't assume you can have horses. We did see one listed as zoned for horses on 3 acres in Belvidere for under 250K and a couple others under 300K in Hampshire and Belvidere under 300K that mentioned that they could have horses and since my clients were not specifically looking we didn't ask but one had a paddock and horse barn. Again, your commute will be at least an hour if it is during normal business hours, probably more (coming home last week at 4:10pm it took us 1 hour & 20 minutes to get back to my client's home in WoodDale). The closer to 90, the better for your commute - being close to rte 20 is also good in case there's an accident on the expressway.
