I have been looking for retirement property for over 3 years and saw many listings that fit the description that you assume fits all southern Mo. property...i passed on them, of course. This retirement property is located in well maintained area, and it borders federal park land. Yearly taxes for a similar piece of property Sangamon County Il. would likely be in the $7-8K range..wouldn't doubt if it were more.
I can't stand the humidity after dealing with heat index values over 115F for years, so I'll take the snow and cold every time over that. Property taxes are very low in the lake country of northern Wisconsin, generally less than $2,000 a year. You might ask, what do you get for property taxes of $2,000 a year in a rural area? Let's see: well maintained roads that are nearly all paved and plowed, a well funded school district due to all the high valuation lakefront properties that are often only used seasonally by people from away, full service grocery stores with good selections, high quality lakes everywhere with public access, National Forests and State Forests lands, and access to two hospitals with a large regional hospital 35-40 minutes away. Property values tend to be substantially higher in that area compared to most of rural Missouri other than the overcrowded muddy reservoir areas (Lake of the Ozarks), that don't hold a candle to the much better naturally occurring lakes in the Northwoods. Four distinct seasons with consistent snow cover and high temperatures in the 70's all summer with lows in the 40's.

Regardless of likes and annoyances...either location is MUCH better than Illinois

I am considering Philly, Chicago, possibly NJ and Connecticut. I'm pretty worried about Chicago taxes hurting home values.

If there were any hope for turning this state around, we'd stay. But there isn't, so this spring we will start searching for property out of state and begin our exodus plan. "Other states are turning blue too, d3rp!" is no argument for staying in a hopelessly dysfunctional one. If I'm forced to open one of two doors, the first labeled "The Door to Hell" and the second labeled "Possibly Another Door to Hell," I'm gonna choose the second one and let you have the first one.
Phase I of Operation Hellinois Exodus is complete -- we just bought an out-of-state property for a future primary home and we've got our eye on another one for a weekend property once we can line up the financing.

Our youngest will be done with high school in just under 10 years. That gives us a decade to wait out the sky-high building materials and labor costs, find a builder, set them to work, and shift our employment base the new location if work-from-home is no longer a thing by then.

Imagine hating where you live and the soonest you can leave is 10 years from now. Kinda makes you wonder why?

Imagine making sacrifices for your kids. You can hate your job and where you live but suffer through it so your kids can have a better life.

I explained why right in my post. Of course if our youngest is more amenable to having his life turned upside-down than we figure, we can cut our lead time in half.

It's always kids. My former coworkers tell the same story. "When so and so finishes school, we are out of here."
