Trailers are generally inexpensive, but they also tend to depreciate and deteriorate over time. Replacement parts are often non-standard, expensive, and are sometimes proprietary, which helps to increase profits for manufacturers and increase costs for the people who own them. Like a car, newer trailers tend to require fewer repairs than older ones. Trailers also tend not to be safe during inclement weather, like during tornadoes and strong winds, as they simply aren't as strong as a conventionally built home, and many are not secured to a foundation.

There are as dramatic differences between different trailer parks as there are between any other neighborhoods. If a given trailer park doesn't appear to be well kept, it might not also have the best neighbors or the best management. Walk around and talk to people that live there, they will probably have a lot to say about their trailer park. Some trailer parks have different standards for the maximum age of trailer they will accept, as well as the conditions they will tolerate on their rented property.

Land is typically not owned in a trailer park, it is generally rented by the month. The fee may or may not include water, sewer, garbage collection, etc. When there is pressure to develop a given property, this can leave the occupants out on the street and looking for a place to move their trailer. Trailers in Illinois are taxed less than conventional properties, unless of course the trailer is on a foundation and on land you actually own.

For a long time "manufactured home" meant a conventionally constructed home that was built in a factory. These were popularized by companies like Wausau and Wick homes back in the 1970's and even earlier by other companies back in the 1940's. They were generally precisely constructed, well engineered, but otherwise indistinguishable from stick built houses. Seeking to confuse their consumers, manufacturers of trailers started calling them manufactured homes as well, since after all they were manufactured, and people live in them so they become home to someone. Later on, companies like Wausau started calling their products "modular homes" to indicate that they were conventional houses built in modules in a factory. Of course, this didn't last long as manufacturers of double wide trailers, which come in two modules, started calling their homes modular as well. Some trailer manufacturers even started adding features like 2 x 6 walls to further blur the line between trailers and conventional modular houses.
