My wife and I are relocating to the Bloomington area. I'm working now in Columbus and she is starting work in Bloomington. Our youngest is starting college in a few weeks so for the first time it's generally just us and a few pets.
My wife and her ex moved several times during their marriage for career reasons and I've been relocated over ten times myself. I'm getting to the point where I may not have to move again but it is a possibility. For that reason we are concerned about the ability to resell if necessary but also looking at this like we might actually be there another ten years or more.
We just sold a home in the South Bend area and our first two house hunting trips have been interesting. Most of the homes are not what we expect for the money and the few we did like sold within days of our looking at them. We are going back this week for our third search and since our house sold last week, we need to find a place and make an offer this time.
We have twenty homes on our search list ranging from $300K to just over $400K. We are looking everywhere from near Lake Monroe to Hyde Park, Gentry East, Cedar Springs, Ellettsville and north toward Martinsville. I actually found a house near Nashville that I love but I'm very worried about the average days on market in that area so we aren't going to buy there.
For those in the area, are there locations where it will be difficult to sell in a few years if we need to? Which areas do you feel are most likely to appreciate in value assuming the economy continues to gain strength? Any areas that are particulary good or bad due to any locally known issues that we as out of towners wouldn't know about?
Any local guidance is appreciated.

I saw this thread after I responded to your message. Prices can be "shocking" coming from other areas. Bloomington has some of the highest real estate prices in the state for what you get for your money. That is because it's a very desirable place to live.
Given the neighborhoods you mentioned, your best bet for future resale is Gentry East and Hyde Park. That will also put you fairly close to the east side of Lake Monroe and the boat ramps located near Paynetown. Even if you kept your boat in at Four Winds Marina, you would only be about 20-25 minutes away. It will also be your best option for commuting to Columbus.
For resale purposes in that price range I would forget Ellettsville. Most people want Monroe County (Bloomington) schools and that effects resale. As I said in my message I would also forget anything north for commuting purposes.

I agree with the location choices for commuting. I've actually mapped out a spreadsheet with distance/time/fuel cost of my commute from each house. We are looking at twenty properties this week and the commute time ranges from 47 to 70 minutes. The homes toward Martinsville are actually a shorter drive for me (cutting across to 65) than driving from south of Bloomington. I spent several years commuting to work near Detroit and my daily drive was 45 minutes of insane freeway traffic so the thought of driving daily through Brown County generally seems like a vacation. I have a few coworkers who commute from Bloomington so I've talked to them about the drive including winter weather issues. One of them lives SW of town and the other just purchased a home in Ellettsville this year.
Our first two house hunting trips were very concentrated in Hyde Park / Gentry East, Honors, South and nearby subs. We've been very disappointed with what we've seen in our price range. Most of the homes seemed old and dated or in need of significant maintenance. Unless we go to the low end of our budget I want something I don't need to put money into right away. We did find two properties that we liked about three weeks ago when we were there last. Unfortunately they are both sold now. The ones we don't like of course are still available.
There are two spec homes under construction in Cedar Springs that we will be looking at. They are perfect for location if the builders will come down slightly to within my budget. The downside is that new homes require additional landscaping, window treatments and other expenses I'd prefer not to have to buy right now. And we don't want to spend months in temporary living while they finish construction. There is also a Gentry spec going up in Gentry East that I love from a design standpoint but it is simply too small for us.
Anyway, we'll be in town tomorrow and Friday looking at everything we could find that has potential. My fingers are crossed hoping we can find a house we love in the right location.

Hi Steve,
I think the home you looked at in Stonechase will hold it's value plus in 10 years time. With 69 coming through Bloomington, many project the land values to increase on this side of town. The community is great , all very nice people, there isn't anyone i wouldn't want for a neighbor !!!

berlinlake - is renting a townhome or house an option? By renting (SFH) you could then take more time to work with a
real estate agent and look around the Bloomington area to find a home in an area that fits your needs instead of
rushing. Note: college students are already arriving to Bloomington - so renting a SF Homes will go fast.

Well, I still don't want to jinx anything but it looks like we have an agreement. A signed purchase agreement, house drawings, detailed specifications and a mortgage approval.
We are working with a builder to purchase a home currently under construction in Cedar Springs subdivision on the NE side of Bloomington. For my daily drive to Columbus it is the best location possible other than living east of Town. It's in good schools, resale in the immediate area seems strong and the design specs are awesome.
To be honest we both fell in love with a home for sale down in Eagle Pointe but the commute for me was just too far. If we were both working in Bloomington, that would have been the house we tried to buy. Simply beautiful with a wall of windows on two levels looking over a wooded creek with a waterfall flowing down into Lake Monroe. We were there twice and there was an amazing array of wildlife at feeders right behind the house. That home and the home just north of Nashville were my two absolute favorites out of everything we looked at. Over three trips we viewed around 36 houses but in the end we settled on one that won't be finished for a few months yet. It has the right combination of location, floorplan, quality level and resale potential.
Looking forward to becoming a Bloomington resident...

Hi All! We are in a very, very similiar situation as Steve and hope you can share what was learned. Going to Bloomington next weekend (Sept 5, 6) to begin looking for a place in-person. The online search has not shown anything that seems to be a good fit and we are worried.
50 somethings, no kids at home (or grandkids). He will be working at IU and I am looking in Bloomington for employment but realistically will probably need to commute to Indy.
The comments about resale, location, etc. echo my own (with the exception of a commute to Indy rather than Columbus, but our price range is considerably lower at $225K -$275K). We too are concerned about the ability to resell if necessary but also looks like we may be able to stay for a decade or more.
We very much want a smallish, quality home in a neighborhood. Everything looks to be quite large- or very, very small.
Somewhere around 1800 SF with 2 or 3 bdrms and 1.5 to 2 baths, and a small but pleasant yard. Just not finding this type of place in my exhaustive searches.
What am I missing? Given that Bloomington has been rated such a great place to retire, there must be empty-nester homes out there.

You really want to stick to the northside, or as close as possible with a potential commute to Indy.
I understand your frustration with the lack of empty-nester type homes. They do exist, but most of them are in a higher price range. My husband and I are also empty-nesters and would consider selling our very large family home except that we would end up paying far more than we want to consider doing at this point in our lives. For what we would need to pay for something about the size you mentioned (maybe slightly larger) we can stay in the large house for the same money.
Neighborhoods you might consider include Blue Ridge, Shelbourne, and Marlin Hills (if anything is for sale there). Farther out in the county there are also a few neighborhoods you might like (but again, they are small neighborhoods and may not have anything for sale.) Those neighborhoods tend to hold value well, and gain at times, and are popular. If you are willing to do a condo or duplex there are a couple of areas south of Second St and east of 37 that would work for you.
Don't expect to see great appreciation in Bloomington. Over 30 or so years it averages between 1.5-3%/year. I am going to send you a PM as I do have some other advice, that I will not make public.
If you are looking anywhere within a mile or two of 37, ask your agent about I-69. Ask to see the maps. The ramps will be changing over the next few years on 37 and when 37 becomes I-69 it could be much closer to a property than it is today.
