Default South Bend & Mishawaka neighborhoods

I'm still looking for a first rental property and now my thoughts are turning toward South Bend/Mishawaka.

What information might you be able to give me about neighborhoods in these cities? I'm looking for a neighborhood that is (very) inexpensive to purchase in, ... probably an older SFH or duplex. My standard is that the neighborhood is safe enough that I would be comfortable if I lived there. College populations would be fine, if there is any place in particular that ND student renters cluster. From looking at listings and the heat map, it doesn't seem like a property under $75K would be hard to find. What are some areas to focus on and some to avoid? Did ND's Northeast Neighborhood project come to fruition and what is the current situation there?

Default I live in South Bend area

Very high crime on west side of South Bend. Also, avoid downtown area.

Families are exiting South Bend area because of troubled school district.

I suggest Mishawaka...affordable, lower crime, fine schools, quaint. Better resale value if buying a home. Indian Ridge apartments are in a good location and close to shopping & restaurants.

Overall, the northern Indiana area has rotten weather, high crime, and high taxes.
