1. lack of jobs and income base
2. age of housing stock

are just two of the issues facing Kokomo as one of Indiana's former manufacturing centers.

Can you elaborate on #2; age of housing stock?

It would seem these can be retirement communities. There is no need for strong job sources, housing is low, and those living in IN can stay close to family.

Kokomo was in decline for a long time. It is too far from Indy for a commute so depended on local jobs. There are not lots of newish houses and those that were built are lower cost. So most of the housing is older from when the manufacturing plants were working.

Economics: Supply is more than demand leading to lower prices or prices being held down.

Supply & Demand, as previously mentioned, and Location, Location, Location. There is no attraction to move there and the housing prices reflect that.

Kokomo has a 7.1% unemployment rate and that really affects the housing prices.
