Default Evansville real estate

Hi all,

I am looking at buying some investment properties in Evansville and I am trying to gain as much information about the area as possible before I buy.

Primarily, I would like to know good areas, bad areas, whether you feel the rental market is strong, and any other information you can share. I have been doing research on the area and it seems like a nice community from what I can tell. Getting some input from local residents would be very helpful. Thank you.

The difference between renting an apartment and purchasing a house in Evansville/Vanderburgh County is very small. If you invest in rental properties in Evansville you're probably going to want to choose newer construction, and the cost/fee you charge will probably end up being more than what most people could purchase the home for.

But there are quite a few people who due to poor decisions can only rent and not buy... you just have to determine if you want those people renting from you.

IMO, because I've actually thought about this as well a few years ago, I would not invest in rental properties in Evansville.

Stay away from the North side. Its become a ghost town. The west side is always growing. Rentals will be good close to USI college.

Jman, how is the area east and northeast of downtown? I understand that downtown is going through a revitalization, is that correct? I am looking at a properties on Bellemeade and S. New York, any thoughts on those areas? Thank you.
