I've read a lot of the posts on downtown Indianapolis apartments, but have yet to find anything on the Traymore or Madison. both are Van Rooy apartment buildings, and I am just trying to figure out if they are worth checking out! If anyone knows anything about them, or the area (Old Northside) in terms of safety, walkability, etc. I would appreciate any comments!

The Madison: Specifically 304


Positive: Location. The location is fairly safe downtown location. Homeless do wander around, but you have that will all downtown locations.

Negative:

1.) Safety of the building: The secure doors are not so secure. The back doors do not lock properly and the front door has a hard time closing so it is locked all the way.
Theft is huge in this building. Multiple thefts of expensive and non-expensive bikes have taken place, even those that are locked.
The laundry is coin operated which have been broken into several times.

2.) Apartment: The actual apartment is not worth the cost. The two bedroom is $850. The living room layout does not allow for much more than a tv and a couch.

3.) Maintenance: HORRIBLE, RUDE, UNRESPONSIVE, AGGRESSIVE and down right TERRIBLE. The master bedroom had a horrible leak from the middle or the roof that caused a large bubble to fill in the paint. This was there prior to move in but was covered with a painting when walking through the place. After moving in it was noticeable and prompting request for maintenance, they would pacify and say they fixed the leak on the roof, but nothing was ever done on the wall that was soft and filled with water. Move forward to August. With several request sent and unanswered, the health hazard of the mildew in the wall was taking a toll. They finally opened the way and all the sheetrock/drywall was completely crumbled. This was never repaired while living there. The master bedroom was filled with a terrible scent of mold/mildew. I was unable to live in the master bedroom and forced to sleep on the floor of the second (tiny) bedroom (that was being used as an office.) I was told that I was difficult to deal with because I wanted this fix and that I was unreasonable because it took them five months to even start trying to actually fix the wall.

The reason I am writing this review is because I was forced into a one-bedroom apartment, move all my belongings… All so they would rent out the unfixed apartment to an unknowing person. The master bedroom wall was not fixed completely, there are still a large area of the wall that if you press lightly against it will cave in and you can still hear the crumbling whenever the door shuts. This apartment is not worth it and it needs to be fixed, because if it isn’t, anyone with a compromised or weaken immune system will have to battle the fungus that is growing in that apartment.
