I have been watching the market in both of these areas. They are right next to each and seem very similar. but the prices in 46268 are much cheaper per square foot. Im just trying to figure out why? please respond if you know these areas well.

I work in 46268, so I'm a little familiar.
46278 is far less densely populated, more homes vs apartments, higher home values, farther away from city-center, etc. |

sort of know the area. 46268 has gone downhill. have a friend there that had to sell a house in a divorce, they'd been there 6-7 years and the house was worth no more than when they bought it. 46268 is inside 465 (seen as a bad thing) and much more congested.
46278 is more rural, spread out, etc. |
