Can anyone recommend some subdivisions for us to look at in both Zionsville and Carmel? We think these are the 2 areas that we would like to focus on.

We will be retired, so job location is not a factor.

Our budget is small at @250K, and we would like a 3BR/2BA home, @1,600-2,000sf with a basement and garage.

We'd love a newer build (under 10 years old) but that may not be doable in our budget. And we'd love a subdivision that isn't "cookie cutter" with the same style houses all lined up in a row.

Ideally, we'd love some mature trees and sidewalks. We also would like a smallish yard for our dog that would be able to be fenced. We really don't care about amenities. - pool, tennis, golf, etc.
We don't want to be too far out from the downtown area - certainly don't expect to be able to walk - but would like to be within a 10 min drive.

We're in our mid 50s and early 60s but don't want a retirement community. We like a mix of ages. Most of all we want an area that is safe, as I often walk the dog alone late at night.

I know we are likely asking for a lot with our budget. Hopefully we can find a few to check out when we visit. We're not ready for a realtor yet, just want to poke around on our own and narrow our search first.

Finished looking at MLS for Zionsville, and it seems our only choices there are either Eagles Nest or Royal Run (several different parts - Hunters Ridge, Saddletree, Kingston).

Still looking at Carmel - there are a lot more there it seems in our price range.

I had read something about Eagles Nest being built on/near a contaminated site or something similar. Can anyone please expound on what that is?

My word, there are a lot of subdivisions in Carmel!

Can anyone guide me as to which might meet our criteria? Trying to come up with a manageable list of @ 5-6.

I live in guiliford park. It is a nice sub of 3-5 bedroom homes some have basements some do not. Theres some rentals in the sub. (We are one) but its quality people with a good amount of forieners too. Its on the lower end of quality vs most of carmel but its still very nice built homes. We like it here. It is nice that theres a path from our sub to the monon center and i think theres 2-3 homes for sale right now.
