Found these two new construction sites today by Ryan homes which seems like one of the more reputable builders these days.

Anyone familiar with these subdivisions? Neither one have wooded back yards but they do have cul de sac lots available and from the map they seem to be around 20 minutes apart which seems pretty far for the town.

Two coworkers are building in Twin Oaks. Seems to be a popular option as I have heard others talking about looking in there as well. Definitely a good location. Easy access to a lot of things on the north side. I wouldn't mind living there. David Weekly is also building custom homes in there which should help with values.

I have been in contact with them today extensively as I would love to get this done as soon as possible. One thing I wasn't considering is the massive amount of options they tack on to the base price.

For example the lady is telling me that A fireplace is imperative for resale or rental value. Is this true? Do people really use their fireplaces in these homes? It's a 5k option.

According to her the other location is good as well with few home sites left. There is a Beazer homes development across the street with many homes that sold out in 2 years apparently so it is looking pretty good.

Ryland Homes is building in Twin Oaks and Brighton Knoll. We owned a Ryland for many years and were very happy with it. Ryan Homes on the other hand, I've heard some scary things about. We looked at Twin Oaks several years ago when Westport Homes started the community. It is certainly a step up from Brighton Knoll. Brighton Knoll has VERY small lots.

Yeah, caught the Spelling on Ryland. The lot size in Brighton Knolls with a 4 bedroom 2 story home leaves around 35' x 50' and backs up to another home which is small but the community is almost sold out and looks pretty decent. Price wise Twin oaks is around 20k-40k higher. The wife and I would certainly love a wooded lot but few available in these areas at this price point.

I like that Brighton is only 5 minutes from Fishers.
