Hello,

We are in process of buying a house and it has come to my attention that new construction/houses are so expensive. Do we have any room for bargaining for a new construction? Did those people ACTUALLY pay the price the builder is asking for? Just wondering why they would not go for 5BR/3.5 bath -about 4000+sq house for about $360K and buy a house which is even more expensive than this and less sq feet?

It depends on the builder, but most don't lower their prices on new construction. Some will throw in some free upgrades or appliances.

New construction reflects the actual cost to build a house. Existing homes are a bargain right now, you can get one for much less than buying new.

They are expensive because people can get exactly what they want from the beginning. Never mattered to me so I searched for location rather than age of house.

Home prices are based on a few factors, and condition of the home is a major factor. A brand new home is obviously going to be in the best possible condition, so it can command a higher price point. Also, many builders have warranties on their homes, so buyers can have peace of mind that if anything is wrong with their brand new home, it'll be taken care of without any cost to them.

There can be flexibility in the pricing for a new home, although typically they're more willing to come down on a home that's already built. Even when you're buying a home from a builder, you should have a real estate agent that represents you and your interests to ensure you're getting the best price and terms.
