Hi,

I was wondering if anyone had any experience with Arbor Homes in Indianapolis? (I did I search and found only one thread with a few responses but it was somewhat dated.)

We are first time home buyers and just don't want to get in over our heads in to a bad situation. It feels like everything is moving very fast with them.

Any experiences you can share, good or bad?

Builders do move pretty fast, but I haven't heard anything especially horrible about them. I hope you are using a Realtor in your new home purchase! Then, if there are any disputes, your Realtor can help.

Thanks for your response!

Is it possible to get a realtor involved even after you started the process (purchase agreement but nothing built yet)? We will not be building until May. If not, are there other options for getting someone (real estate attorney, appraiser, etc.) involved? What would your recommend?

We built a house in Fishers with Arbor and were very pleased with it.

If you have already gone in and registered yourself, it is too late to now bring in a Realtor. You can talk to a real estate attorney though if you encounter problems, but that will cost you. I would suggest that you be very up front and honest with them about what you want and any concerns you have. If you decide its not right for you, you can probably walk away before they start to build but you may have to give up your deposit.

I have heard only good things about Arbor. They are co-building with Beazer in a neighborhood we are going to be building in. I was going to go with Arbor but Beazer offered us incentives that Arbor could not match. Having a relator is a good idea. They can get things taken care of for you. However, if you have alreay registered and did not list the realtor than it is too late. Bottom line though is that Arbor is good.

Make sure you get a home inspection done, even if it is new and especially since you are not using a Realtor. Pre-drywall inspections are a good idea to if it is not too late. You can find a lot of defects before they get covered with drywall, then its too late...until a few yrs down the road when you start having problems
