Opinions about Location needed - near Community Hospital East (Indianapolis: rent, crime)

Story:
Hi, we recently moved from Germany to Indianapolis.
After a temporary stay at a relatives house here all the paper-work is done
and we are ready to move out!

We found a really nice duplex on Butler Ave. between Community Hospital East and Emerson.

We know the whole area is probably not the best, but here is the weird thing:
There is an isle of a decent looking neighbourhood sticking out.
- houses look like the owners take care of them, drive nice cars etc...
- on crime maps there is not much going on either!
(north & south of 16th between the hospital and Emerson)

But the isle is rather small and looks somewhat under siege by crime and less good looking properties almost all sides on some maps.

Does anyone have an idea what makes this place look ok?

Additional facts:
The landlord is also the neighbour in the duplex, our age, well educated and a really cool person also to have as a friend.
The duplex is really nice and one of the most spacious and nicest setups we have seen for the money.
(plus big basement, garage, patio, front&rear yard)
We have a 2yr old daughter also.
Only 6miles from work (near Pendleton Pike)

Best way to get an impression would be to "drive" around there with Google Maps Street View and Satellite View.
Address is on Butler Ave, close to 16th.

I work there - there is a lot of bad crime in that vicinity. I like the Lawrence are area better. Look around oaklandon north of pendleton. You can rent for a year and make your own decisions after you are here for awhile.

The area you mention is pretty darn safe:

The neighborhood on Butler just south of 16th has zero crime in the last 90 days. You're halfway inbetween Little Flower and Community East. The area north of there (north of 16th) is one of the safest neighborhoods in the city.

The affordable parts of Lawrence being safer is funny...
