Default Carmel vs Fishers home buy help please.

We have nail down to $366K(2900 Sq ft) home in Carmel and $306K(3300Sqft) home in Fishers. Here are the details and can any one suggest which is the best.

Carmel:
SQFt: 2900
Floor plan : good
Community and area: very good(on town rd)
Price: $366K
No Brick wrap, No Lake view but 11000 sqft lot.

Fishers:
Sq Ft: 3300
Floor plan : Excellent

Community and area: good(on 126th)
Price: $306
Brick wrap, Lake view but 9500 sq ft lot


With 2 years old kid, with priorities in order: schools, price, resale, lifestyle(in long run). I can see around 65k difference and trying to toss between two. Will there be difference in schools, price, resale, lifestyle and is it a worth to spend 65K more to live in Carmel.

Any suggestion please.

Without seeing pictures and where the houses are within town .. it's hard to say. Towne Road and 126th street can get kind of congested depending ... dm me the mls's and I'll have a looksy.

It is hard to say. We just bought off of 121st in Fishers. We looked at Carmel and we just could not justify the extra money for less of a home.

We are new to Indiana too so our reasons were based on Schools, resale and driving around and finding an area we liked.

Both Carmel and Fishes have excellent schools. The resale may vary, but who knows. Fishers had younger families like us - 2 young kids.

We went off the neighborhood being well taken care of (Resale), the school our 7 year old well be going to (Best in HSE), and then of course features and price. Remember...location...location...location

At first blush, I'd say, if the Carmel house is vinyl - PASS

Brick +
Lake View +
Price +
Bigger home +
Yard size is insignificent at this time in your life - just more work for YOU - but, you can still get your thumb green!

All things being equal, it looks like the Fishers home might be a better bang for the buck.
But you need to consider RESALE.
Which would be the more desirable home in 5-7 years?
Which has the best curb appeal?
Which interior space(floorplan) is the most attractive - most kid friendly?

With the above 'pluses' for the Fishers home, the Carmel home would need to really 'shine' to sway the vote.

We are in Fishers and it is great, except we drive to the West side daily so that is a drag. Otherwise, we like the shopping (Supertarget on 116th) and convenience to the 465 on 69 when not backed up. Hard to justify financing an additional 65K which would turn into 100K or more over 30 years mortgage, and I don't think the resale would be different unless you are competing with your builder prior to the development completion date, which is hard.

Default Meado brooks vs Somerset

What do you think of Meadow brooks estates(Pulte) on 116th st Vs Somerset woods(Drees) on 126th street(fishers). if any one aware of these communities, please suggest me one.

126th is a narrow road for now but getting more floor space than Meadow brooks home on 116th st which is like kings road.

Which one is the best?

I am surprised those prices are up that high. Maybe the Great Real Estate Crash of 2005 through 2008 has not yet reached those houses.

Just a note: I have been observing some pretty amazing downturns in home prices. For example, I drove along Fall Creek to the north of 96th the other day and saw a nice looking house on the Geist with a real lake view for 273K---For Sale by Owner.

Gasoline prices continue to rise while homes prices drop. Go figure!
