Default How much negotiation with drees or Pulte

I am dealing with base price 300K home with both Drees and Pulte in fishers. I choose 20K upgrades from both.

All builders may not be same at negotiation table.... Looking at the market, how much can I expect from them.

Drees: 3000sqft Base price:300K + Upgrades: 20K
Pulte: 3000sqft Base price:300K + Upgrades: 20K

How much water above the rock? Any Idea? Both say they already reduced 30K for the market down trend. I am looking for little less than base price? Is this reasonable when the real estate world going down.

My assumptions are market down trend continue for next 2 years and very little buyers on road and interest rates tend to go down.

Can I expect 5% to 10% on the total price? Any recent purchasers, please help.

I am purchasing a home with Beazer. The price of the house I am getting is $158,999. I am getting the house for $151,999, 10k in upgrades, 6000 lot fee waived, closing costs paid and 3% downpayment assistance. So nearly 30k in incentives for our deal....don't kow if that helps or not.

I don't know ... play them off each other maybe? I don't think they'll budge on the 300K, but they may budge on upgrades.

In the current market can I expect 20K upgrades waived(lots sizes are smaller than others, narrow street than others)? They say they reduce the base price by 35K already. But I think that reduction is for the market down trend. What do you think?

here is the situation:

I gave an offer on home for 310K and builder counter offered at 312K and I am sure they may come down little bit bcause no builder looses a customer for just 2k in this market. I did not accept their counter offer yet. Now I figured out(from recent buyer) the property is worth/negotiable to 300K-305K for Sure.

NOW WHAT?

The best advice I can give you is to interview several REALTORs and choose the one you like the best. Negotiation is their job. They do it every day.
They get paid by the seller so their service is provided to you at no cost.

Any arguments about the price of the home being adjusted upward to account for the REALTOR's fee are baseless. Builders always include the fee as a cost of doing business. There is no discount to you for self representation.

Talk to some REALTORs. Call CB, C21,Tucker, Carpenter and stop in for a chat.
