How important is Egress window and bath room rough-in in basement? I am buying 3256sqft home with 4bdrm and bonus room. I heard it is good at resale point of view. But I feel 3256 is more than enough for a family.


How important is Egress window and bath room rough-in in basement when I have 3200 sqft area?

The more high end a home, the more necessary are the additions of an egress window for use as bedroom area and for safety, and a rough in for a bathroom. Even if you dont use it, depending on cost, it can add a lot to resale vs a home without. I would be more impressed with the window but anyone wanting a sauna and exercise room in the basement would like a bathroom also.

rough in bathroom is usually a low cost item at front - if you want to do it later - much higher cost. Same with Egress windows.

If you plan on having a "bedroom" in the basement - you must have an Egress and a closet in it to constitute a bedroom. Also not a bad idea to have it for escape purposes.

Egress windows are very important because if you do finish the basement you can then count that square footage as part of the house. As far as the rough in, I agree it is well worth it now versus paying through the nose later or having a future buyer not purchase the home because your neighbor has it.
