I was just in Zionsville this morning and I have always enjoyed it. The old downtown is very special.

The Geist area is nice and being on or near the water is even nicer.

In your price range there are probably more choices in the Zionsville/Carmel area. As for the traffic Fishers in my opinion is probably the worst because of I-69. As you move west across the county the traffic will be a little lighter but not by much.

I have had a few clients that have come here from Cali and most of them laugh at the traffic here compared to what they are used to.

See, here's the key to I-69 traffic ...STAY OFF I-69!! It's not hard. I swear most people think that I-69 is the only way to get to and from Fishers. Lordy lord ... It's easy as pie to avoid too. I remember being able to make my decision coming over the hill on 116th. If it looked backed up, I kept going to Allisonville or if I was going the other way, I'd go over to Olio Road

Anyone who is considering Fishers, listen up ... there are many many alternatives to I-69, that should NOT be your reason to stay away from Fishers. US 31 to Carmel gets backed up too, as does I-65 going to Zionsville and south to Greenwood.

I always laugh when I hear people talk about Fishers traffic. There are so many alternatives to 69. Olio, Cumberland, Allisonville, Lantern and Hague are all routes I have used. Olio down to I70 is a great route to the eastside and downtown. Cumberland, Lantern and Hague are all great ways to get to Castleton without using the interstate and 82nd street exit. A good alternative to get to 465 without using 69 is Cumberland to 86th St, over to Hague. Hague to 71st and 71st to Shadeland down to 465. I can shave 5-10 minutes off the drive on 69. We used to live in the Southport/Greenwood area and the traffic on the east/west streets was much worse than anything I have found here.

Zionsville and Westfield are excellent areas. I prefer Geist, mostly because I love the water. The biggest thing to think about is where you are going to be working, and the commute. I will say that the commute on I69 can sometimes be unbearable. So if you you are looking at Geist, be ready for lots of traffic if you are coming from downtown Indy that way.

I'm with domer. In your price range, you should really look at Stonegate in Zionsville. Top notch schools, large, updated public library, restaurants, farmers market, coffee nooks....For kids, Zionsville is all about kids; Boys and Girls club, every sport at the youngster level...soccer, lacrosse, little league. When I drive home from the east and see every diamond filled at Lions Park down in the "valley," it does my heart good. I consider Zionsville to be one tight little "package." Please come and visit.

thanks for all the replies - very helpful. i read a lot of replies in this thread and other ones where posters say carmel/fishers/zionsville are all nice areas and you can't go wrong with any of them. however, if you had children and to choose one over the other which would you choose and why? assume commuting isn't an issue... thanks.

In terms of the northern burbs...you also notice a direct relation with that order to price as well...you get much more bang for your buck in terms of price in Noblesville compared to Zionsville. They all offer so much for families and kids...but Zionsville offers a bit more than Carmel and Carmel offers a bit more than Westfield...etc etc.

Of course, that is not to say all areas in each of these communities are great...but those hot spots where people want to be and live.

I don't disagree with anything you have posted here, but I would add, that Carmel is closer to malls - Clay Terrace - in Carmel and also Carmel is closer to Castleton and the Fashion Mall. Carmel also has more restaurant options closer by than does Zionsville.

I'm looking to move also. We live in Pleasanton, CA. I'm sure you know where that is (30 min north of you on 680). Indiana seems like a great/affordable place to raise a family. We can't afford to buy here. I'm a stay at home mom, so we rely on hubby's income alone. When are you moving?

I'm looking at the same 5 suburbs you are and I think I'm leaning towards Zionsville, but I'm sure it's better to have an in person look first before deciding. I like a town with a little bit of walking area, not just strip mall/parking. That's why I like Pleasanton and didn't like San Ramon, CA.
All the homes are so affordable in Indiana! I don't see a huge difference in prices btwn the 5 burbs, but that's just me. In Calif, if you switch cities (even next door), you can go down a good 100K. It's crazy!
