Avon Growth ~ and Taxes
 Thinking about a move to Avon. ~~~
I'm hearing word that Avon taxes are the highest around. Is this true? and, Are there any inherent problems with Avon city government that would cause taxes to be higher than any nearby city.?
Is Avon growing TOO fast?

I don't think Avon taxes are higer than other nearby areas. We don't have the issues and problems like Marion currently does. They are dealing with super high increases, then a re-aasessment, then rebates and reconciliations... what a nightmare.
When you are looking at homes, be sure to compare the taxes on the homes you like.

I AM not exactly sure on that i do know that Plainfield has the lowest taxes in Hendricks County. I agree that Avon is growing to fast. the government there doesnt know how to control population growth. look at plainfield they are doing a fantastic job there maybe Plainfield's local government could train Avon's Local government. Plainfields government is building roundabouts,new roads,schools,expanding its trail system and fire protection, the town of Plainfield has Standards that no town in Hendricks county doesnt have ( atleast i think). we are now in the process of building a museum and making US 40 in downtown plainfield feel more "at home". they limit the amount of sub divisions that can be built (atleast thats what i heard) Plainfield feels more like one large Community rather than a Suburb like Avon. in regards to the museum it is in it's design stage and will most likely be built when plainfield's US 40 streetscape project commences 10/1/08. it will be a museum featuring memorbilia of old town Plainfield and lots of other neat stuff. also Plainfield is expanding its Splash Island Aquatic Center for now there they are contemplating on when to start the construction which could start as soon as the Summer of 2009. it will feature more slides, seating area, and a much longer Lazy river, and more parking. also (again) Plainfield is in the design stages of building a dog park on the north end of thw aquatic center but plans to start building can only start once the expansion of the aquatic center is complete.

I've lived in some pretty fast growing areas in the past. (in less than 5 years a popular road went from being surrounded by corn fields to nonstop malls for at least 4 miles.) In my experience when town/city govt's are proactive about growth and have a plan, it "hurts" the current residents less in terms of taxes for new roads, schools, etc. When towns simply react after the fact all residents are faced with problems including higher taxes, gridlock, overstuffed schools, etc.
I didn't like paying the "prebuild" fees in my previous homes, but I sure did appreciate the forethought later when they charged developers a fee for parks, schools, roads, water/sewer extensions etc. BEFORE the development was approved. The fees were, of course, passed on to the new homeowners. Somehow it seemed fair that the homeowners that were creating the need for all the new "stuff" paid for it in someway besides taxes. I'm always surprised that more IN towns/cities haven't caught on to the idea.

This is actually a moot point because starting next year ALL taxes will be capped at 1.5% of the assessed value and 2010 and beyond they will be capped at 1% of the assessed value.

Thanks Mike,
I thought I heard about that. !! But I still get the impression that people think AVON gov has let 'Avonites' down somehow by not having foresight and vision. It seems like many things are new: streets, malls, shops, schools etc.
I see a great growing abundant city!

2 things I'd love Avon to have~ an actual downtown & a post office!
Do I think it's growing too fast? Yes- without the infrastructure to support it, it's going to be the next Castleton (& that's not a good thing)
Just a short 6 years ago, I remember all the corn fields along US 36!
Now, I'm one to enjoy close ammenities but I really hope they "reel it in" soon. Take a breath & see where we are at-

I'm likely moving to Avon. Where I'm living now, an upscale suburb of STL, our property taxes are actually declining about 22% next year. City officials say this is due to new tax revenue generated by a new, largest in the US, strip shopping center development. It's a bit of an eyesore at 2.3 miles long, but the tax relief is very welcomed.
Maybe Avon's civic leadership will follow a similar enlightened path.
