West side of Carmel.....
I am looking for NAMES of nice neighborhoods on the west side of Carmel.....to rent at first, then buy...i want to be able to rent in the same area of the school my children will attend, so when we buy, they will not have to change.
So if you know of any nice neighborhoods, 4000+ Sq. Ft....please post their names...

off the top of my head i can only remember one of the schools West Clay elementary...
and one of the neighborhoods, Claybourne ( i think)

Anyone have a leasing agent that they know of to help find a rental??? I have looked at some of the neighborhoods you gave Mike, and i LOVED Cass estates, the houses i saw were beautiful, but honestly out of my price range to buy. Do they rent in there???
We are self employed, and would be restarting our business there. With this economy, and loans being HARD to get, i assume it will be a while til we could buy a house. We are leaving Caliofrnia with SOME money, no cash cows, am not rolling into town to pay cash or anything...but enough for us to live comfortably, within our means, while we get established.
Besides, i HATE to rent!!! BUT it is a good way to get to know your surroundings and if it is even an area you want o live and buy a house in!! The school thing is SUPER important though, so we would not want to rent where they would have to change schools when we buy...so i guess areas are pretty important.
I do not have to be super close to shopping or anything, that is fine, just normal nice people will be fine!!

why don't you rent a house in an area where you ultimately want to buy and give yourself a chance to see what areas you really like before you purchase something? time should be on your side as far as real estate prices go.

That is my plan!!! But it is hard when you are not from the area, and do not ultimatley know where the best places are. My husband leaves for Indiana FRIDAY!!!! He will be checking it all out. I have a friend whos children attend West Clay elem.....any if o on what areas there are FABULOUS, that they would attend that school?
Renting is fine, as long as the owner makes the payment, and we can stay a while!! Here that is a constant struggle, not for me, we own, but for people i have come in contact with. So i would hate to move with that intention, then have to move my kids AGAIN, to another house!!! Not fun!!
If i found something i LOVED in a great area, i would love to buy, but i do not know if there are loans out there, available to us with 20% down, no qualifying...Since so many -people LIED, it ruinbs it for those of that played by the RULES. We are self employed, we have always had stated income loans for 10 years +, i am not sure that they still exist!! If anyone knows, please let me know!!

I would think w/ 20% down you should be fine. We got prequalified about 45 days ago and we were going to do 10% down... then it had to be 15% and last I heard you had to have 20% down.
We're moving to Carmel next month. We finally sold our house in CA. We were going to buy something, but then decided to rent for a while. We ended up renting a 4000 sq ft house in Carmel for 1800/mo. Depending on how much you want to spend, there are a lot of rentals in Carmel/Fishers in the $1300-2500/mo range with 2000-4000 sq ft (both houses and townhouses). If you did something like this, you could get comfortable with the area before deciding where you want to buy. All the houses I found were on Craigslist.

We are California too, am over it!! We are in Temecula, so i am so excited for my husbands visit!!! We do own a house here, we bought really under market in Feb, so we could sell for what we paid, or rent it if needed. My husband definately wants to rent, i personally hate renting, but it is a good way to find out about the area, i just worrying about having to move if the owner flakes out....UGH!!
Thanks again, i searched rentals in Carmel, via Google, and did not get a lot of response!! I will check Craigslist, and we will be getting plenty of newspapers while he is there.

There's only 1 newspaper in Indy ... unless you mean several day's worth.
