The A.B.C's of Indy
A= avon
B= brownsburg
C=carmel
possible relo from new england with lots of questions hoping you guys can help with some.
1. looking for about 1/2 hr commute with no traffic to west raymond st in Indy
2. I currently live on 5 acres and love my privacy, I don't require 5 acres but the .29 acre lots with houses on either side and behind are just a little too close
3. Have 2 kids ages 3 and 6 would like parks , playgrounds neighborhood with other kids.
4. price range 300k-400k
5. dry usable basement, are wet basement a problem it seems everybody has a sump pump, is it a low lying area problem or high water table?
6. swimming pools don't seem very common , Why wouldn't more people have them apparently there are 5 months of swimmable weather?
7. Would only probably be there about 3 yrs would need a sought after area that would have potential higher resale over next 3 yrs.
so would you say A,B, or C

I live in Avon, and hubby works at Rolls Royce on Raymond, his commute is about half an hour (20 minutes on good days) He doesn't take I-465, he just uses the back roads. I don't see how you could get there from Carmel in 30 minutes.
I don't know about finding 5 acres, but you can definitely get a larger lot with a nice house and possibly a pool for the price you are looking at. Everybody with a basement does have a sump pump here, to ensure that the basement stays dry. I also suggest to my clients that they have a backup with a battery!
I have a few communities in mind that might fit your search.

Here's another one for you-- old vs new The older homes 1995-2002 vs 2004-2008 on one hand I think best locations were probably built first, bigger lots, more character, custom style, and mature landscaping, established neighborhood in older homes but newer homes aren't outdated,less maintainence, and hopefully learn from past building mistakes as far as perimeter drains, better technology in mechanicals,windows,insulation etc, does there seem to be a better resale/price appreciation "potential" in a newer home or older? I figure 10 years from now they'll all be considered not new....also a lot of the subdivision have ponds-are these just breeding grounds for mosquitos?

Look at Center Grove area. Good schools. You can find larger parcels of land. Straight up 37 to west Raymond St.

what town is center grove in? has to be outside the city I'm coming from a town with a population of 3000 not interested in urban areas

White River Township in Johnson County, just south of Indy and west of Greenwood.

It's important that you look in White River Twp ... the towns are either Bargersville or Greenwood. Greenwood is split into 2 school systems, White River Twp (Center Grove) or Greenwood (Clark-Pleasant).

I don't know about the other areas you mentioned, but Rockville Rd (Rt36) in Avon is a pain in the @ss during rush hour. I noticed this on my trips back and forth from Cardinal Fitness.
This alone has influenced me to live somewhere in Plainfield. Rt40 is a much easier drive during rush hour. However, I suspect Rt40 will also become crowded in a few years as more folks move into Plainfield.

Speaking of Cardinal Fitness... I drove there today to workout. I was hyped and jazzed up for my workout only to find out that they were closed because today is Easter Sunday
Cali gyms are open all the time... some 24 hours a day.
I guess I still have a lot to learn about Indy and the surrounding area huh?

Avon's population: around 9000.
Brownsburg's population: around 19,000.
Carmel's population: around 69,000.
Center Grove's population: around 40,000.
