Default Does an additional guest bedroom upgrade on first floor add the value to a SFH?

I am thinking of choosing a guest bedroom upgrade to convert the library on first floor to an additional guest bedroom. It is a new SFH to be built in Carmel, 3200 sqft (around 400K). On first floor, there are kitchen, nook, great room, dining room, living room,library. The second floor has 4 bedrooms. The upgrade is only 3000-4000. Is it worth doing? Will this guest bedroom on first floor be a plus and make the house easier to be sold in the future? Thanks.

My understanding is that the only difference between a "room" (like a library, study, den, etc.) and a "bedroom" is the presence of a closet.

You should be sure you know what the "upgrade" to bedroom entails in order to determine whether you think it's worth $3-4000. I wouldn't consider guesstimations of how much someone else would be willing to pay, if I were you. Just whether or not you would find a guest bedroom worthwhile.

Trying to figure out whether someone else will like and want something later on is nothing more than a guessing game. Maybe you'll guess right, maybe wrong. In the meantime, you want your house to work for YOU.

It is a toss up, some people feel that they need a bedroom on the main level, but still others need an office space, and would prefer that. I say go with what would fit your family, it is YOUR house.
OR choose the option that can go either way. With solid doors, an office can be a guest bedroom. A bedroom with a desk can be used as an office.

You could get someone to build a closet in that room for less that 3-4K ...
