Tell me about the home in the second picture. Is that a carport on the left? I absolutely love that.

By the way, here is what a 2,000 sq. ft. in Dallas looked in 2005 when I sold it for $136,000. That was fair market value at the time. I was told by a builder that this home would be approaching $300,000 in the Indy area, not sure how accurate that is.

Missed your picture. $136,000 is very cheap for that home. A comparable square foot ranch home (rambler, rancher, 1 story) is generally more expensive than the same square footage 2 story for a few reasons: the roof on a 2000 square foot ranch is larger, and the basement (if you have one) is larger than a 2000 square foot 2 story. Keep in mind that a 2 story 2000 square foot home is really two 1000 story structures stacked on top of each other: smaller footprint, smaller roof. Hope that make sense.

So not knowing the Indy market extremely well, and not seeing the inside finishes, I'd say that house is close to that $300,000 range ($150/sf). The roof overhangs are pretty large (12 - 14"), the roof is a "hipped" roof, which is more expensive to engineer, the brick wraps all the way around, has brick detailing on the corners, arched windows, and it appears as though the interior ceilings might be 9' or 10' high (?). Fireplace in the Great Room? Looks like bedrooms are on the left side, maybe formal dining room on the right? Kitchen toward the back right connecting to the garage? Tile foyer and kitchen?

How'd I do?

Beautiful home BTW! It looks a lot like my inlaws house.

-M

Wow, I am impressed.

The only thing I have to question is gable versus hip. I understand hip as being the more more simple roof found on cheaper construction (i.e. KB Home).

Oh yeah, I really miss my 10' ceilings and coffers/vaults found in almost every room. If it looks familiar, it is a DR Horton, still a production tract builder, but one of the better ones.

Ha, that's alright. Gable vs. hipped: a hipped roof is just a roof where the ends of the roof are bowed inward, and there is no siding on the side (the roof travels down to all the sides of the home). I found this diagram online of different styles of roofs:

Your old house is actually a mixture of hipped roof for the most part, with gables on the front over the arched windows. Generally hipped roofs are more expensive than gabled roofs, and I think give a richer appearance to a home.

Sorry for the housing design 101 class.

The "catch" for many of the homes in Indy area is the CP Morgan philosophy: 8' ceilings throughout, slab-on-grade, living space over the garage (saves on cost), minimum number of rooflines, low roof pitches, house footprints being long front to back vs. side to side, small lots, heating/cooling systems on 2nd floor or in attic, small roof overhangs, kitchens without islands, no casements in the windows, green board under siding, very small lots on inexpensive land, massive material buying, streamlined rigid building schedules, etc.. The other national builders in Indy have just been following suit.

Compare these 3500 - 4000 square foot homes:

to this 4000 square foot home and its exaggerated rooflines, overhangs, multiple peaks, etc.. (and triple or quadruple the cost/sf).

We're considering a move to Indy.

The top picture is in the 120,000 range???
The bottom picture is in the 400,000 range???

It's what's on the inside that counts in that price ... also the neighborhood and lot size. The CP houses look like they are smashed together too.
