A comparable square foot ranch home (rambler, rancher, 1 story) is generally more expensive than the same square footage 2 story for a few reasons: the roof on a 2000 square foot ranch is larger, and the basement (if you have one) is larger than a 2000 square foot 2 story. Keep in mind that a 2 story 2000 square foot home is really two 1000 story structures stacked on top of each other: smaller footprint, smaller roof. Hope that make sense. So not knowing the Indy market extremely well, and not seeing the inside finishes, I'd say that house is close to that $300,000 range ($150/sf). The roof overhangs are pretty large (12 - 14"), the roof is a "hipped" roof, which is more expensive to engineer, the brick wraps all the way around, has brick detailing on the corners, arched windows, and it appears as though the interior ceilings might be 9' or 10' high (?). Fireplace in the Great Room? Looks like bedrooms are on the left side, maybe formal dining room on the right? Kitchen toward the back right connecting to the garage? Tile foyer and kitchen? Wow, I am impressed.
The only thing I have to question is gable versus hip. I understand hip as being the more more simple roof found on cheaper construction (i.e. KB Home). Oh yeah, I really miss my 10' ceilings and coffers/vaults found in almost every room. If it looks familiar, it is a DR Horton, still a production tract builder, but one of the better ones. |

It's what's on the inside that counts in that price ... also the neighborhood and lot size. The CP houses look like they are smashed together too.
