What factors are affecting the Houston real estate market?

I know Houston has had a substantial influx of population over the last several years due to O&G employment. Is the rate of O&G employment growth expected to taper in the near future?

I noticed that the overall U.S. broad real estate market has been stronger and trending upwards, some even more so than Houston.

I wonder how much of what we are experiencing in Houston is related to O&G employment, and how much is related to the broader U.S. real estate market. Please keep in mind that aside from a few really hot areas of the inner loop, most of Houston's desirable suburbs had very little price movement between 2008-2012. Still Houston had a lot of O&G employment during that period. What gives?

FWIW I'm kicking myself for not buying a $325k property in West University proper back in 2010 when I had the chance. It was nothing fancy, but a respectable 1400 sf 3 br 2 ba on a full 6000 sf city lot. You live and you learn.

General houston prices have been climbing since 08 to now. I'm not sure where your pricing data is coming from
