In which town? Do you mean Iowa City?

You might seriously give a try looking at Craig's List to see if there are any townhomes for rent in Ankeny, Altoona or NE Des Moines. My wife and I own a townhome that we rent out (it's occupied right now) and we always put an ad on Craig's List when we need it leased.

If you don't mind a little bit of a commute, rent will generallly be a little lower in Huxley, Cambridge, or Bondurant, all of which are nice, clean small towns with basic services in good school districts.
