Thinking of moving to CR. would like a piece of land maybe a 1/4 to 1 acre with 3 bedroom, 2 bath ranch. preferably a fixxer upper in 40k to 75k range. Is this possible?

More likely 68K - 80K for anything worth rehabbing. You can find cheaper properties but they have problems, like they're in the floodplain and got drenched in 1993.

That area has high taxes because of the flooding. They had to rebuild downtown and are still paying for it. Otherwise, you probably could find better properties in your price point.

If it's not necessary to live right in CR, you might try nearby towns, like Tiffin.

If you buy property there, don't depend on your realtor as to whether it's in the floodplain or not. Check the new gov't map. FEMA re-did sections of Iowa and forced people to buy flood insurance.

Judging by your screen name and this post, you are doing the opposite of me... I moved from CR to Phoenix!

Land is expensive in Iowa. A 3 bed, 2 bath fixer upper on say a 1/2 acre anywhere close to CR is going to be $100k plus! 1/4 acre, MAYBE $80k... MAYBE, but the house would need a lot of work. These prices are based on a 20 to 25 mile radius of CR. You would have to get at least 50 miles out to get anything cheaper than that.

Good luck, and I hope you have thought your decision through.... Moving from CR to PHX was one of the best moves I have ever made. Everyone is different, but I am glad to be out of there!
