Compiled by the American Institute for Economic Research, the survey ranked the top 75 campus towns.
As a side note also found at the link below, the Iowa State campus has also made a most beautiful campuses list.

Kind of a weird ranking - seems like they just looked at metros that have colleges rather than towns in America which are really college towns. Rochester, MN ranked as a college town??????? It just isn't.

It's based on city size. The "college town" category is <250,000 pop, so that might let in some cities that you wouldn't think of as college towns. And the colleges had to have at least 10,000 students.
