Default FSBO - commission attracts agents?

We're been trying to sell our home for almost 1 full year, and were were listed for 6 months with a realtor, and had 5 showings during those 6 months - never received any feedback from any of the showings either.

We are now back to FSBO, and considering offering a 3.75-4% commission to any agent that brings a buyer. We have pretty much no equity in the house, so listing with an agent was already setting us up to take a loss.

Our house is 3BR, 1BA Ranch that's priced under $129K.

Help! We know it's a bad market, but what can we do to attract buyers?

You should seriously consider renting it out until the market improves.

Do you HAVE to move now or are you just wanting to?
