Not sure how much research you've done into homes, but this is a good site to use. It will let you search the metro area and beyond by town/zip code. (I'll add I'm no realtor and have no connection to the real estate business, so no motive here other than just trying to be helpful).

Also, I don't know your definition of being packed in like sardines when it comes to lot sizes or your price range, but one suggestion I would make regarding neighborhoods is be sure to review the covenants prior to making any decision. Some covenants/neighborhood associations in Madison are a little out there, if you know what I mean. All in all a pretty good place to live though.

I could not agree more about the schools. My daughter is in the Madison School system adn we could not be happier. The staff is top notch and communicates so well. While it is a large school system it has a small almost private school feel.

While Madison has excellent schools, it is a bit lacking in diversity. You may want to take a look at the unincorporated section of Brandon in Rankin County. It's just across the reservoir spillway from Ridgeland, mostly the areas along the Spillway Road, Hugh Ward Blvd, & Old Fannin Road corridors. You'll also find that you'll get more house for your money compared to Madison. If you looking at high dollar real estate in Madison, the same price can even get you waterfront property. Because it's an unincorporated area, there are no city property taxes.

The school district (NW Rankin) is just as great as Madison, with the same level of academic opportunities, extracurriculars, and parental involvement. There has a been a lot of growth in NW Rankin, but the schools aren't yet bursting at the seams. There are lot of young families in the area, so in a few years this may change.

As for the outdoor lifestyle you seek, the area sits adjacent to the Reservoir and all of its parks like Pelahatchie Shore & Lakeshore. We take our dog to run here every weekend. Winners Circle Park in Flowood is just up the street. It has a huge playscape for the kids, and they often have free concerts.

You've got access to just about every type of retailer and eatery less than 5 minutes away in Dogwood Festival. Much better shopping than Renaissance in my opinion.

When we first moved to MS in 2009, we rented in Ridgeland, and just knew that we would buy in Madison. However, we noticed that we spent every weekend on the Rankin County side of the reservoir, and ended up in a great subdivision there. It's a much better fit for an active lifestyle.
