Smile Best subdivisions near Mayo Clinic?

Hi. I was wondering what are the best subdivisions located relatively close to the Mayo Clinic. We'd prefer a subdivision with a great pool and zoned for a very good elementary school (although we may end up doing private). I have looked at many of the Southside subdivisions but there are so many to sort through. Which great ones are close to Mayo? We'd prefer to stay at $410,000 or less for a house. Also, we'd like a subdivision with many school aged children (not only very young families). THANK YOU!!!

We live in Pablo Bay, which is probably the closest subdivision to Mayo on San Pablo Rd. The houses range from $400k-$850k and I think there might be a couple around your price range. There's a jr olympic pool, tennis, basketball, park, walking trails, etc and the homes are only a couple of years old and the majority either back to a lake or preserve.

Pablo Bay is what came to mind for me as well.

This general area is loaded with new/newer subdivisions, so there's a lot to choose from above/below your price point, some have full amenities (often over the $400k mark), others have limited amenities (usually $250k and up).

Another popular choice where you might find a home under the $400k mark is "The Woods". It's an older community, but people really love it (it's gated too).

Default Subdivision by Mayo

Im a Physical Therapist at Mayo and my wife (and 3y/o daughter) and I live in the Danforth subdivision off Hodges Blvd between Butler and Beach Blvds. The clinic is between San Pablo and Hodges. I moved into this subdivision back in 1999 when I started with the clinic. The commute is a breeze...it is possible to ride your bike to work. While Pablo Bay is closer to the clinic houses run from the mid $400's up. Our subdivion has prices from the 270's to the 340's. My wife and I have our house on the market currently at $289,990 and its 3BR/2BA 1892 sq ft concrete block home (good against hurricanes and termites). We have a community pool and tennis court as well. What I like about our subdivision is it is fairly small about 150 families. Pablo Bay is probably 300+ families. If you want more of a country club Jacksonville Golf and Country Club is across the street from us (house run $475 and up). Windsor Parke CC is also on Hodges and house range from 300 to 425K. If you are loaded, Glen Kernan CC is on Hodges (N of Butler) and Homes start in the 1Million range. Let me know if I can help you...we have a good realtor if you need someone local.

I can't comment on the schools, as I was a 20-something renter when I lived there. I can, however, add that DudleysDad is right when he mentions the Hodges Blvd area as a good choice. I lived in a condo-style community there for two years and loved it! Jacksonville Golf & CC, Windsor Parke GC, and Glen Kernan Golf & CC are all gorgeous areas -- very safe, family-oriented, quiet, etc. In between, there are non-golf communities like Johns Creek. All are within walking distance (okay, a long walk) of a nice shopping center with a Publix, Starbucks, Shell, restaurants, a hotel, etc. And, the commute to the Mayo Clinic will take maybe 3 minutes. Just hop on JTB and take it to the very next exit. You might only have to go through one single stoplight on your commute! You'll also be about 10 minutes from the beaches - a straight shot across the Intercoastal Waterway on JTB or Beach Blvd.

Check Realtor.com for zip code 32224 and look in your price range. Then, narrow to the neighborhoods off Hodges Blvd. between Beach & JTB (202).

I live in Windsor Parke. I have walked and biked through all the neighborhoods between Beach and Butler, and WP gets my vote for the most pleasant. I have friends in Pablo Bay who I have visited, and it just does not have the appeal for me. IMO/YMMV.

You might also want to look at Deerwood CC and Deercreek CC they are on the Southside and about 14 miles to Mayo. The nice thing is you would be going against the traffic both ways

Both are gated and have lovely homes.
The elementary school and middle schools would be Twin Lakes and both have been grade "A" for the past 6 years. There is also talk of a new high school being built in the area.

Another suggestion is to drive the different locations during the times you will be heading to work.
You don't want to have to spend 15 or 20 mins to get to either JTB or Beach BLVD or Atlantic to get to San Pablo rd.
They have started construction to widen Kernan and I have heard they are about to start on Hodges.
When we were about to build we had considered a couple of developments off of Kernan and Hodges and when I got stuck in the traffic trying to get back to JTB we changed our minds. It took 10 mins trying to make a left to get out of one neighborhood .

Right, they're all being widened. Also St. John's Bluff & Monument are being widened - basically every major road in the area. Luckily, the planners had the foresight that eventually development would take off here so they allowed enough room to widen all the roads. Now that there is the need, they are moving forward with that.

Kernan was the worst because it has so many neighborhoods and only one lane in either direction. It is now going to be a total of six lanes, so that will solve the issue Karla mentioned above.
