Actually I find the fees much more palatable here, as I actually see a lot in return for the money. There are many communities that have both the cdd and hoa fees that leave me wondering where they are spending the money. The starting point for some homes in Nocatee is a bargain right now. I have to disagree Peter, I think now is a great time to build a home. With the combo of prices and interest rates you can build a home now that years from now will be much less affordable to build.

I agree with the above
My concern was the annual fees and the cost to build today compared to other sub divisions which are cheaper to build or buy resale in and have lower annual costs
I repeat I am a big fan of Nocatee

I agree with you that for people who have the money, now may be the best time to buy considering the low prices and interest rates. Keep in mind that what you consider a bargain in Nocatee may not be a bargain for everybody. Bargain is a relative word and relative to Nocatee which is a very nice community you can still shop around and find the bargain that fits your budget.

Default Rent in Nocatee?

We are relocating to St Johns area from Ohio. We would love to rent a home in Nocatee before purchasing. We prefer Coastal Oaks Sub. Need help - any rentals?

Not many rentals in Nocatee.I seerched the Multiple Listing Service and none came up Try Craigs List

There are a few Nocatee rentals listed on www.zillow.com Go to the website and choose for rent and plug in Ponte Vedra, FL 32081 Sometimes the zillow listings are kept up to date but it's worth a look.

Although there are no rentals listed , there are several homes for sale right now at a similar price point in Coastal Oaks. There are 4 homes on Bermuda Greens all around the same price point. If you are interested I could ask the owners and see if they would be willing to rent.

With regards to the 32081 zip code search, and even Nocatee search, not all returns that come up will actually be a part of Nocatee. Walden Chase sometimes gets referred to as being part of Nocatee, and it is definitely not.
