Are you thinking of moving to one of the new big developments out that way (Fleming Island, etc.), or are you thinking of moving to the older small town of Green Cove?
There are a lot of recent threads on the big developments, so you could do a search on that.
There's not much to the old town of Green Cove itself - it's very tiny.

At least an acre? Meaning one acre will do, or do you really need more (like 3 or 4)?
If it's only an acre you need, you can find that just about anywhere you'd want to look, provided you have the budget for it (you don't have to leave the city for an acre).
If you need more than an acre, then you generally do need to look further out in the more rural areas.

Clay is not the only option for good schools, but it can be a good choice.
If you're looking more for acreage, quiet country-style living and not much need for shopping/restaurants/amenities, then the more rural parts of Clay county might be a good fit (such as Green Cove - the original question you were posing).

What kind of stores do you need?
Do you need just the basics, and would it be okay if you had to drive 30 minutes to get to them? Or do you like more upscale shopping?
You say you 'don't want the sticks' - most people do consider Green Cove 'the sticks' - there's not much out that way.
Does you golf cart business need visibility? Do you plan to have a retail location? Or do you build them at home and find creative ways to sell without a storefront?
