I don't know anything about Las Calinas, but you might want to check the available lots left in Austin Park in Nocatee. Taylor Morrison builds with block construction and they are paying off the "bond" portion of the CDD which is quite a good incentive. You are still left with the "O & M" portion of the CDD to pay. That is the smaller portion and it goes towards the upkeep of the area. To me, that is just an investment in your community! I think that it is just over $500 a year. Tanya is the sales rep there and she is WONDERFUL!!!

CDD fees are a non-Ad Valorem Assessment. This means the amount is NOT dependent on any property value. Here's a definition I found via Google at Miami-Dade County - Property Appraiser - Glossary of Terms

I just used her words, but you are right. I think they are actually based on lot size. Of course the bigger lot you buy; the overall property valuation is probably worth more (of course this is not always the case).

Can anyone give me an idea of what the annual taxes are in Las Calinas? I'm specifically interested in a 4 bedroom home if that makes a difference. Thanks.

Assuming you are just meaning the property taxes, you can look up any particular property as this site.

One thing to keep in mind though is if someone has homestead exemption, they can only raise there taxes a certain amount each year, but if you buy that home from them they can instantly raise your taxes. This was a big factor during the boom, when people would buy properties and then the property taxes they owed skyrocketed.

St John's County has some great resources online. Here is the tax estimator.

Estimate my Taxes Page (2011 Final Millage Rates)

For a home with a sale price of $285k, about $4500 in taxes. Most everyone qualifies for $50k in exceptions, so that would bring the taxes down to just below $4000.

You can also review the breakdown by looking up the past taxes on a property here: Dennis W. Hollingsworth Tax Collector

Did you finally buy at Nocatee or Las Calinas? We are planning on buy at Las Calinas but would like someone with experience with the builder to let me know about their experience. I am not familar with any builder in the area b/c I am from Miami so, I don't know how good Taylor Morrison maybe or not. They do have to complaints on line for some homes in North Florida. Thanks for any feedback

I'm building in Greenleaf Village in Nocatee. When I went back to visit in September I thought the pool at Las Calinas looked unkept. Not sure if it was due for a cleaning but I didn't love it. I don't like the CDD fees but I just loved the feeling of Nocatee and fell in love so decided that was were I wanted to live. I hope I don't regret it.
